Shared Ownership eligibility

I've been researching shared ownership and am aware of the pros and cons and am considering it as an option. However, I'm not sure I'll be eligible.

I meet the criteria for household income under £80k, currently renting, have up to £20k for a deposit, am working full time with a decent salary so affordability shouldn't be an issue. BUT, I have owned a property previously, which an estate agent told me ruled me out instantly.

From what I've read, it doesnt rule me out, BUT I need to not be able to afford to buy a house outright. I just need a bit of clarification on this. At a push I could possibly buy a 3 bed in the area I need to be for schools and childcare BUT that would be without somewhere with even a small garden. I need 3 beds as I have a DS 8 and DD 10 so not reasonable to expect them to share. My son has additional needs and LOVES being out in the garden, but I guess that's not a 'need' as such.

Even rentals don't seem to be an option currently, the 3 beds are being snapped up so quickly. I'm staying in a winter holiday let but need to be out v soon as they will begin letting it out as a holiday cottage again.

if you read this & give it to your solicitor - you will see you are right!!! The only thing is that you must not presently own another property or at the least have it on the market for sale!
