I mean.. that is just crazy, the guy that showed up around states he has people coming every 15 minutes all day.

Feeing deflated as we really like the house and it's listed as 'offers over' asking price!

Just offer your best price and see how it goes.

I bet 75% of the viewers are just a bit bored.

houses are going for 20% above asking at the moment around here.. , it's gone crazy

@StrawberriCream yes, we had to wait in the garden whilst a family viewed it and then when we went in people were waiting in the garden, and people parked outside waiting. It was crazy

Estate agents do this deliberately to make you think its going to be snapped up! I mean it may do but to double book clients so they can see the demand is an old trick from way back.

If you like it, put in your best offer and say it's the best you can do.

Daughter of an agent here. Saturdays are busy and they do try and do a lot of viewings back to back. It saves them time and also has the added bonus of not so subconscious sales pressure, especially with an 'offers over' property Wink

The market is mad at the moment. 40 does sound like rather a lot but well priced properties certainly aren't hanging around where I am.

I’d say it’s a well planned sales tactic. Like others have said, offer what you’re be happy to pay.

Why didn't they just do an open house? Two hours, everyone in, job done. People can tell what's a bathroom, that there's a gas hob, that the garden faces East...they don't need an agent babysitting them.
Wish they'd follow a more American method, so much better, efficient and less stressful.

@AnxietyForever how many potential purchasers though you saw maybe 4? What the agent says and reality may be 2 different things, if you really like the house go with what it's worth to you, don't be pressured by the well all these other people came to view, even if it's not a sales tactic doesn't mean they will all like it

We've recently sold our house and had viewings booked every 15 mins. We sold it within a week of it going on. We've put an offer in and had it accepted on another property. Tha was open house, only one family allowed in at a time. We did feel the pressure was on to buy it to. Good trick!
