Feelng annoyed and frustrated....loosing hope!

our family have been looking for a house for over a year now to continue my smallholding. we are relocating as our budget (£350k) was a little low for trying to get some land with the house. we need around 1 acre (more would be great) and a min of 3 bedrooms.

so thanks to covid everything was put on hold but i still actively look everyday. we have been interested in a few properties but to be honest thanks to dodgy estate agents have missed out.

so today i was looking through the houses on my list and noticed that a house that had previously sstc twice had come back on the market again for £375k (with purple bricks). so i messaged first for a virtual tour as the property is pretty far...she said she is not tech enough to know how to do this so she cannot provide me with a tour. i obviously explained our position and said asked if she was open to offers.
homeowner then replies and says that no because its only just been listed and they think its to early to accept offers. to which i responded that i thought it had was sstc since October.
i don't receive a reply but they then remove the old listing and put a new one.

i'm mortgage ready and in rented! i feel like i'm in a good position. is it normal procedure now for everyone to turn you down before they have even heard your offer!?

i'm on the verge of giving up now! everything is out of our price range since the stamp duty holiday and lockdown houses with land have sky rocketed!

before all this houses in my search area were well within my budget. now nothing!

sorry i needed a rant!

I appreciate your frustrations, but a vendor is well within their rights to refuse any offer, regardless of how long they have been on the market. We told our estate agent our bottom line, and asked them to just turn down any offers below it because we didn’t want to waste our time or theirs.

i know your totally right but its just so frustrating! im more annoyed at estate agents tbh! they amount of times ive lost out on properties because of them! i tried to offer on a house that was perfect, got told that i cant make an offer without viewing. then proceeded to try and arrange a viewing...only to be told sorry the vendor has had a lot of interest so we will contact you if there is a 2nd round of viewings! i'm just desperate to find somewhere. i just cant see it happening with the way the market is at the minute

I can't believe an estate agent said they couldn't do a virtual viewing! Pathetic!
And iof course you can offer sight unseen, but I suppose the agent can't really think you were serious.
You need to physically get out there and look. I am moving 70 miles and booked back to back viewings and, uncharacteristically for me, offered after one viewing.
Hassle those agents.

I’ve had 3 properties sell before I’ve had chance to view them (appointments made etc). Extremely disheartening.

Not sure why you are miffed about not being able to view a property you couldn’t afford though.

the one i couldnt view i could afford. it was on for my budget. ive missed out on a few that ended up selling for 10k below my budget...which is insane considering i showed i was very interested and the estate agent knew my budget. i know i have to be patient. i was just needing a little rant to let of some steam lol!
