Another London area recommendation thread

Hi

I’m driving myself mad on Rightmove trying to solve the probably impossible problem of finding an area in or just outside of London that:

  • is north of London for family (ne or nw, doesn’t matter)
  • where we can get a 3 bed house or big 3 bed flat with a garden (small garden is fine) for max 750k. Either should be a reasonable size, not 900 sq feet with three bedrooms crammed in.
  • is villagey with nice open spaces, cafes etc
  • is fairly diverse as we are a mixed racial family

Is it because this area doesn’t really exist? I wish we could live south but we can’t unfortunately.

I hate to tell you but lots of 3 bed houses are around 850/900 sq ft. You are deluded if the think you get huge 3 beds. Lots of Victorian terraced houses are small so you would need to look at 1930s houses but these are more expensive in nice areas. However if you were prepared to go further out you would actually live in a village!

Maybe somewhere like Buckhurst Hill, north of the station is the high street and nicer part (somewhere like Palmerston Road, Princes Road or roads around) - south has bigger houses. You can get quite a few 3 beds for that price (you can probably get up to 10% off price advertised unless just come on with a good sized garden) and there is Epping Forest around and a couple of playgrounds. Lots of cafes.

I know quite a few Asian / mixed race families that live there and like it.

Theydon Bois is the only place to the east on the central line that is anything like a village (real villages are further out and not on tube and I don't know any diverse ones sadly) though not sure what diversity / racism are like there, looked it up and looks like only 4% are not white there. But areas further down the central line close by are more mixed so it might be OK. As its small there's not much on the market but this is close to station and fits criteria:

Not sure about the prices these days but have you looked at Highams Park? It meets a lot of your criteria and is easy access to the M11 and North Circular.

North Chingford (area around the train station) to or nearby Highams Park - both a good fit for your requirements. You may have to consider extending further down the line to get extra space, but you should have some decent options for your budget.

Leytonstone - lots of three bed houses within your budget, diverse, some areas trying to become more villagy with cafes, independent shops, restaurants...

This little enclave offWanstead flats is in the catchment for really good schools and is very much on the up, really good mixed area although not quite NW.

North / NW London doesn’t have many houses for that budget that are much bigger. Looking forward to see if anyone has an area that l don’t know about... l don’t know Tottenham and vicinity but l would imagine some there and North of there.

I live in a 1200square foot 3 bed Victorian terrace with a decent garden, good schools, zone 2, houses here are all 1100+ and cost £700-800k max. New Cross Gate (hatcham park conservation area). Admittedly not a village green in sight 😂 but there are lovely parks around including telegraph hill where a (min) 1000sq ft 3 bed period garden flat is around the same price or cheaper.

You could also try Crofton Park (SE4).

There are a few properties in Crouch End that fit your criteria, although the flats tend to be around 1,000 sq ft so may be on the small side for you.

Crouch End is lovely though, so could be worth a look anyway.

Might be worth having a look around Palmers Green as well - you'd get a decent sized house for 750K, and it's got a bit of cafe action, though villagey might be stretching it a bit.
