Would this be a good idea?

We plan on selling our house in the next 18m - 2 yrs. it is a small 4/5 bed semi. There are currently 3 adults living in it so 2 bedrooms are used as bedrooms- the other 3 are all studies/craft rooms. It all needs decorating (hence the time scale) so question is: when each room is decorated do we 'dress' it as a bedroom, take a photo, then revert it back to a study so when the particulars are done we have 4 beds, 1 study. Or would you think it weird that the photos differ so much to realty? They have to be studies as 2 of us WFH and due to the nature of our work we can't share one room. Thoughts please?

We use one of our bedrooms as a study. We briefly went in the market in the summer (viewings during covid and interruptions while WFH for DH was too stressful for him so we took it off the market). Each EA we had in before choosing who to go with all advised having bedrooms look like bedrooms so we did just that. I’d also suggest that during the time you’re having viewings to keep set up as bedrooms. This would also help you to have gone through tidying up and a cull of things you’d need to do anyway for moving.

Thanks, unfortunately that would be hard as a) we don't have 4 beds, and b) we need at least 2 as offices, even pre pandemic we were both WFH occasionally so had all the gear. May have to rethink this somehow Confused

I would say the ones that might want to be dressed as bedrooms are any where it’s not obvious if and how you would fit a double bed in.

So if it’s a small double room or eavesy or a funny shape it’s a good idea to have a double bed in there to show it can be done.

But if it’s a massive room and obviously can fit a double no issues then it’s ok to show it as a study

I think people like to know if a room is big enough to work as a bedroom, and with what size bed. If the room is set up for a hobby, this will be hard to see. It much easier then imagine a bedroom as a hobby room, than a hobby room as a bedtoom.

I think as @minipie says if there's any doubt that you could fit a double bed in the room you should stage it that way for least for the photos, but ideally for viewings as well if possible- people sometimes lack imagination, or can have terrible spatial awareness of how a room would work with a bed in it (I definitely fall into the latter camp! Blush ) If its obvious there's loads of room for a double bed I don't think its such a big deal. When I selling my old house I had a room that had a bit of an unusual layout that I'd used as a dressing room, so I'd never bothered to put a bed in it. When I was putting it on the market I found an Ikea bed on Ebay for the grand total of a fiver, which I used to dress the room for sale. I then gave it away via my local Facebook group- might be worth considering.

People have no imagination- that's why staging is such a big business. Bedrooms need to be bedrooms, not just for photos, but viewings. Can you rent an office space short term? However if you really can't do it you must at the minimum keep those rooms immaculate, and having pics done with beds in may help somewhat before you revert back to crafts.

Yo need to do it for the viewings also. I’d keep one as a study the smallest and dress four as bedrooms. Just go on free cycle or face book market place and look for beds.

Are the rooms too small to habe one of the bedrooms also as a study Ie a desk in there?
