Contract for extension work

Hello!

We are supposed to be signing a contract tomorrow with the builders for our home extension. Is there anything particular we should look out for on the contract? We’ve never done anything like this before.

When will they require payment

Ours has asked for 3 payments

  1. when the floor is completed
  2. when the roof is on
  3. when finished

Is final payment before or after snagging items have been fixed?
It’s often hard to get builders back to fix any minor (or major) issues once a job has been completed - because they have had payment and are now working on their next job.

If material prices increase or specific products are unavailable how will this be resolved/paid for?

Check through specifications in detail - is everything correctly detailed, such as type of bricks, roof slates, and other finished?

Who is organising building regs/controls inspections?

Check if there are clauses about clearing up the site during and after the work is finished.

Oh yeah, who pays for the electrics, is it all in or on top, same for extra radiators and gas work

Who takes responsibility for CDM you, them or the architect? And general health a safety on site too. Will try require a portaloo,kettle etc etc
