How much would you expect for this extension?

Standard 3 bed semi with kitchen already extended out into the garden. We would like to extend the back living room out to square with the end of the kitchen, knock half the wall down between the two and put bifolds on the end going into the garden. We’ve had a quote from our friend who’s highly qualified and experienced in this sort of thin and we just wondered how much would be the norm to pay. We’re in Manchester of that makes a difference. Thank you!

Isn't the rule of thumb £2-2,500/sqm for extensions? Plus the price of the bifolds.

Agree with the above somewhat. Outside of London/southeast its:

£1750 cheap - £2500 premium. So between £12,500 and £17,500

North east - our extension happening now which is larger so there are a few big steels included in this but it works out at £2900 m2. decoration, flooring etc not included. then add bifold costs on top.

Similar location. Extended a few years ago and it worked out about £2k plus VAT, just had a quote for something else and its roughly the same. I'd say £20-25k plus VAT, plus cost of doors etc.
