So I finally have an offer on my house so started looking in earnest last week. OMG! First, why don't the agents put under offer on their rightmove listing? I ring up and they say 'oh its under offer no more viewings'. So take it off the listing then!
And wow every single house is getting multiple offers, I'm having a hard time even getting viewing appointments. Most have only been listed two or three weeks. Out of six I shortlisted four have gone under offer after me making appointment to view. So much for the London exodus!
And how fast is the conveyancing process going there? I don't need a mortgage but I'm worried it will till take months and I want to be in early summer.

Also have found the fact agents are slow to change houses to under offer very frustrating!
Glad you're managing to find places to see, I feel like barely anything worthwhile is coming on at the moment! Trying to be hopeful that as lockdown is eased things pick up but at the moment, very slim pickings.

The London exodus is not a thing. Of course some people have moved out but the EAs were saying that there was a huge rush of people wanting bigger places to WFH, and then in London, because more FTB come into the FTB SDLT band, lots took advantage of the holiday pre Mar 31st. So it’s been all change.

Conveyance got has been slow because of this and COVID. Some LAs have been taking 6 weeks to return searches. surveyors and solicitors snowed under.

But that should ease now.

Thanks - conveyancing is slow everywhere, how i remember those heady days in the 80s when you could view on Saturday, get a personal search and mortgage valuation and be ready to exchange the following Friday! The market was red hot then too yet stuff was much quicker. Sokiciyors and council staff working from home definitely slows it all down to snails pace.
