New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

Solicitor sent us a load of paperwork through at 3pm - the sellers pack and fixtures/fittings we had already filled in for our previous buyer. Helpfully he also sent through a copy of the previous ones, so we've printed them, completed them, and DH is now hand delivering them.

Not sure what the next step it, I guess it depends on how quickly the buyers solicitors do anything - I'm hoping they can buy the searches and surveys from our previous buyers to speed things up.

After weeks of radio silence from seller's solicitor, got the Estate Agent to politely ask....'why the delay?' Answer: my conveyancer had raised a query on the Land Register - she had 'missed his email', and er.....'put the file away'. In short, a cock-up !

To echo the comment above, 'wish I'd chased earlier'. But, one just assumes that solicitor's are ipso fact competent......if only !

Solicitor has got the email now but says it's too late to exchange today. Everyone's telling me it's fine as it's 'definite' for Monday. But it's not, is it?

Exchange takes bugger all time to do; it's a quick call. Unless one of the solicitors has already left for the day, that is.

Though maybe they haven't transferred the deposits, which would be an issue.

Solidarity to everyone waiting - it's a nightmare, isn't it?

We've postponed our removals booking by 3 weeks following Wednesday's bombshell, which at least gives us a bit of breathing space and, hopefully, time to find a rental.

We're going to visit our new area in our motorhome anyway while we're waiting for exchange, since we're allowed to from Monday Grin.

Just keeping our fingers crossed now that the searches all come back clear and we can exchange at the end of April & complete shortly afterwards.

Well our solicitor has buggered off on holiday, sent me an email yesterday bout 4 no mention of needing a swift reply so waitin for DH to get home. Both agreed map plan is correct and to use this map to do the searches, email the solicitors to get a bounce back email saying on holiday till the 14th.... email her assistant straightaway asking her to action. Got a very non commital email saying she will try but it will probably wait until she’s back..... grrr you are a big firm IF you don’t know how to do it ask someone to help pretty please!!!

Why can’t it be simple???

Got the results of my survey back.

The entire house may need to be rewired and the electrics certainly need to be updated in any case. Expensive, dusty, result is a need for redecoration

A chimney breast was removed and not properly supported. (I would never let a structural issue like this slide). This involves hiring a structural engineer and builder, then redecoration.

The gas works need further inspection.

Part of the reason I wanted this property is because I thought it was already all done up ShockConfusedSad

I'm truly almost ready to bolt. In any case, I will have to pay for a load more surveys to bottom this all out.

So the estate agent called at 1730. I still hadn't heard back from my solicitor at that point, and still haven't! Our buyer heard back from hers though, and let the estate agent know that we haven't exchanged. Our buyer seemed to think that we might exchange on Monday morning and hoped we would still be willing to complete on 16/4, but seeing as the reason for the delay is still not clear I wasn't prepared to risk packing all weekend to then not exchange on Monday. It's a mammoth undertaking for just getting me and the two little ones ready to drive up to Scotland which we have to do before them over some Packers come…So I have postponed our movers for next week and emailed everybody and said in big bold letters "we cannot now complete on the 16th April". I have said that if we exchange on Monday we may be able to complete the following week subject to removals and my husband's work… But I would bet a Magnum of Prosecco on the fact that it won't happen on Monday.

@InescapableDeath At this point I don't believe what anybody says! I see you're in the same situation about exchange possibly happening on Monday… I don't know if this makes any difference to your weekend but I personally would not go out of my way to pack/prepare on the basis of exchanging on Monday.

Will sit and read the whole thread in bed later, but plotting my place - went on the market yesterday, put an offer on a house 2 days ago - not sure how serious we’ll be taken as we aren’t sold, any experience welcomed.

Not entirely sure of the house buying/selling process as bought in 2006 and haven’t moved since!

Hello all 👋 we've just put our house on the market this week and already have 14 viewings booked, 8 people are coming tomorrow 😳. The market locally is just crazy. We haven't bought or sold for 13 years and even then it was through a relocation company so we have no clue what's going on really 😄.

Hi Everyone, I've been lurking on this board for years and I finally can start posting about our house journey.

Sold in London 4 years ago.
Been renting in the midlands since, husband has been convinced prices were going to drop after Brexit but the opposite has happened. I've been so stressed as Our house journey has been on hold as he was sure this would happen.

But DH has finally relinquished (after paying £60k rent 😩) that house prices are not going down. We've already been priced out of my dream home level here and for the past 6 months houses have been selling 1-2 days after listing. So have missed out on so many as they have been going to best and final.

BUT a house came up on 16th March and I viewed 17th March and made offer 18th March. A counter offer went in same day £8k above our best offer but they were in a big chain, we aren't. And they accepted ours. I sobbed!

We just received our mortgage offer yesterday which took one week from official application to documents.

Searches are underway.

Survey takes place on Monday

We are racing to beat the stamp duty cut off and praying we can do it.

I can't talk to DH about anything as he can't cope with the anxiety of it so this is so wonderful to have people to talk to.

Wishing everyone good luck and smashing through to completion dates.

Does anyone else hate the weekends atm? They are days where I can't chase or wait for emails! I've never been like this before. I've never ever been so stressed in my life. Just waiting and waiting for solicitors!

We went back to view the house yesterday. And it was weirdly better than we remembered it. Its dated but so well looked after and clean that everything suddenly became less daunting.

The vendors daughter showed us around (the vendor has gone into a care home) but has been in the house since new in the early 60s and she was really nice and clearly keen to get the sale moving.

Turns out the electrics DO work as does the boiler although both will need doing it is at least livable for a few weeks while we organise everything.

Unfortunately there are lots of plate glass doors downstairs which will have to be taken out or boarded somehow so our 2yo doesnt kill himself but thats something that can be done in the first few days.

Its all very real now and my fiance has finally become very excited about everything. We just need to push this sale through asap which is what is daunting me!

I'm now in a full panic.

I'm super anxious about having to arrange to put in chimney supports, probably need to rewire, and then have to redecorate the house that I've committed to. And it's far from certain they would alter the price, which would be essential.

There is now a house a couple of doors down from that same house that is all done up and seems to be in perfect condition. I potentially could offer below asking and see if they would go for it. But I feel this is a bit dodgy, and worse yet, as neighbours, I'm afraid they would figure out they are being played by the same person.

I actually don't want to play anyone. It's just that I don't want to be responsible for carrying out any work at all at this point in my life and I'm so extremely uncertain how to proceed.

Hello all, not posted much here but joining in on the awful stress and waiting on solicitor emails. I feel like i spend most of my day checking for email pings..Blush

Our solicitor finally sent our sellers solicitor enquiries and there are so many!! He listed 28! Can this delay things by a long time?

We are a chain of 4 and hope to complete before stamp duty, we have answered our buyers enquiries, who are waiting on some S38 and s106 documents which im hoping wont take more than a couple of weeks... but now im feeling a bit wary. I have no idea how far along the top of the chain has got as there has been no communication..

We all started this process at the same time, early march, and were given estimated exchange for mid may...

Hi all, can I join in?

Accepted an offer on our house and this morning placed a best and final offer on a property we really, really want... There's only one other interested buyer who apparently came in a bit low, and we've offered £1.5k over the asking price as its such a well priced house, but obviously it's Saturday and now we'll be waiting until Monday to know, and what if someone else views this weekend and puts in a really good offer too? Aaargh!

First time selling and buying at the same time so I can't help but feel there will be a lot of alcohol involved in this weekend... Grin

House went on the market on Thursday and we have three viewings booked very exciting. Going to call the EA for the property we really like to see if they'd be open to an offer (although they reduced the price last week so may have more viewings this week from more proceedable buyers)

We went to look at another house and it was so tiny. The garden looked really big in the photos but it really wasn't. Very disappointing.

And my estate agent said most solicitors have the Tuesday off too!!!!! And Fridays are kept for completion!
