New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

We're going to best and final offers on our house. I've never had to even consider that before with previous houses when we've moved. We had 8 viewings yesterday and two offers so far and our house is fairly normal 3 bed semi ex council house. We're lucky that we have a big garden. There's just nothing else on the market locally.
Finally we can start viewing houses so first one to look at is on Monday. I've been waiting about 5 years to start looking 🥳

question for all movers and Agent chasers.

I'm planning on sending an email today to our agents and our vendors agents informing them that we have now sent our property info form and the fixtures and fittings form back to our solicitor as well as paying for the initial searches to begin. So, so far all paperwork is complete on our side and we are talking to the mortgage advisor this evening to get our final application rolling.

I then also want to chase our agent to find out what is going on further down the chain with our buyers - is this the done thing or should I hassle our solicitor instead?

I want to know if they are planning on doing surveys where their mortgage applications are at and if they have booked anything as since we accepted the offer we have had full radio silence.

@Panda I would speak to EA about this as they tend to be more willing to communicate all the way up and down a chain whereas lawyers- in my experience- tend to just focus on their own transaction.

I feel so sick and full of nerves. Solicitor emailed this morning to say she was just waiting to hear from the other side then she would call for our confirmation that we're exchanging. No call yet. I really didn't think it would take this long just to give our authority. If it goes ahead I need to do a royal mail redirect today! I don't think I can take another day of nothing happening.

@InescapableDeath it's insufferable isn't it. Good point about the redirect. I will need to do it in the next couple of days as well, but obviously I can't until I hear we have exchanged. I got a call from the estate agent today who is going to call the estate agent at the bottom of the chain to find out why we didn't exchange on Friday, then come back to me. It may happen today it may not…

Solicitor finally called to take our authority at 12. She explained she'd been on a phonecall to Barclays for three hours for a different case...

That didn't make me feel better! She also got the purchase price wrong on our house as she was reading it out - we had one set of buyers pull out and she had their higher price. Really hoping that doesn't cause a problem anywhere...

Also, there's no timeline as to when we'll hear back 'oh you know what it's like, people will be in meetings or pop out but it shouldn't take long so should be today'.

ARGH! You'll all be relieved if I ever do exchange and stop moaning.

My feedback from Saturday was they're concerned about the road noise. As I can't physically move the flat that's tough.

So annoying! I always do a google street view on houses I'm interested in, so a busy road wouldn't surprise me. The only time I really didn't like something when I turned up was when I realised the back garden backed onto a busy A road. This was visible from Google satellite but I hoped it would be okay. In person you could just hear the constant whooshing and roar of cars going by!

I'm stressing so much about what the buyers survey might find.

The house is over 100 years old and has it's share of cracks and funny bits that we have never had problems with but I'm worried with be flagged as problems by a surveyor.

The roof over the kitchen looks shit and like its held together with moss but has never leaked.

A few windows have blown their seals and are slightly misty- they are over 20 years old.
The brick work on the outside of the kitchen is not good and has leached salt in places due to old decking being put above the damp proof course and draining onto the wall for about 10 years until we removed it.
We have already said we will be getting some re-pointing done, but I am stressing so hard they will find something awful and the buyer will pull out. 😩

At what point do people start instructing surveyors? Is it after the searches or as early as possible?

We have our survey on our Victorian terrace this week and i'm terrified. Our buyers have been skittish the whole way through so i don't have much faith that they will understand that a survey on an old property is always going to throw up some issues.

@LBee2020 I don't think I will sleep until the report comes back. Personally I'm quietly hoping they go for the cheapest option.

Ours aren't FTB fortunately so hopefully they will be fairly sensible with it all plus houses round here are really hard to get if you are already in a chain. We would be willing to drop a bit off the agreed price and hope that they wouldn't want to lose their own sale or go house hunting around our area again.

  • It was the same reason we essentially came into this house with our fingers in our ears hoping for the best I'm just praying it doesn't bite us in the arse.

One of the reasons I'm desperately hoping my exchange goes through is that our buyer didn't get a survey. Not trying to get one over on them at all. We told them it is more of a fixer-upper and the boiler is old. But even when something is priced to take that stuff into account, FTBs tend to panic when they get a survey in.

I found out at lunchtime that the reason we didn't exchange on Friday was that the solicitor at the bottom of the chain was on holiday. On Friday I was told that this solicitor was "working on the file" that day🙄 just goes to show what utter codswollop I get palmed off with / the Chinese whispers effect in a chain.

At least my new best friend , our sales progressor , is back in the office after a week off. I have missed him.

I've just had to pay a massive deposit on the short term let or we would have lost it....

I've chased my solicitor to please contact the solicitor down from him and se if we can exchange today and complete next week.

Expecting tumbleweed again as that's what always happens !

Oh how annoying! Apparently our solicitor is still waiting to hear from our buyer's solicitor.

No idea what we do if we don't exchange today. New date or everyone tries to exchange again tomorrow?

I asked for us to be a priority today and she didn't talk to us until midday, so nothing to say it wouldn't be the exact same situation tomorrow and every day until the end of time...

No exchange today. Top solicitor is now in a meeting and won't do it.

'Definitely' happening tomorrow and won't affect completion date.

Except I can't secure my removers if we don't exchange...

I had a call from our solicitor at about 4 o'clock saying we could exchange today and our buyer still wanted to complete on Friday this week . I reminded him that for us to complete on Friday the children and I (two toddlers) need to leave tomorrow (for a long drive to Scotland with a car load to take to a short term rental) so that movers and Packers could have two full days on Wednesday and Thursday.

I also reminded him that as I didn't hear anything by the end of the day on Friday last week I released our moving slots (Because the company told me they needed to know by the end of Friday), and I did tell everybody about this at the end of the day on Friday.

Our buyer is now up in arms that we will cannot complete on Friday. We have been ready, as ready as we can be, since Jan, And I don't think it's fair or feasible to give us less than 24 hours notice to leave the property.

I've made it sooooo clear that we needed to exchange on Friday so I could have the weekend to get ready… I've suggested exchanging tomorrow for completion next week but our buyer isn't very happy.
