New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

... After threatening to pull out the wheels have started to turn and we've now been told we might be exchanging tomorrow and completing on the 16th… I'll believe it when I see it!

Sat waiting here. All enquiries answered re our sale (and pretty much everything else done/in place) so just waiting to hear if our responses are ok.

Searches due back on our purchase next week. We've no particular enquiries to make personally, so just hope the searches don't throw anything complex up!

Our sale/purchase are independent of each other so will be interesting to see which (if either!) exchanges first.

So after moaning at both solicitors and estate agent we seem to have some movement! No deeds but a plan to work off so might be able to send off for searches this week all being well....

We've had a million emails today. Our solicitor telling us the earliest we can complete if we exchange today is the 20th, our vendors wanting the 19th, now our solicitor is asking our lender to expedite it so we 'might' exchange tomorrow. We've been supposedly about to exchange every day this week. We don't even know if our removers will have space on the 19th as we've asked him for several different dates already! We are now just planning to agree to anything and go with any removal firm that has space... sigh!

Such a buzz seeing a bit of progress isn't it @Didicat!

We are totally flexible re dates thankfully. Our sale was a BTL so it's empty, and we are currently in rented. Would be nice to time completion with rental notice to avoid an extra month's rent but we've budgeted for it and ultimately just want to get things done ASAP!

@BlueCherryBlossom yes progress is what I wanted! We all agreed a month ago to get it done pre June 30th as only two houses in the chain.... the vendors solicitors are already proving to be super slow whereas mine also respond to me within half a working day and super on it! We are rented too and I don’t want to be paying for additional rent unnecessarily as will be saving for a new kitchen once we moved in!

Morning everyone. Last night I was on the phone to my boyfriend moaning to him about only having had one viewing in three weeks...

And the estate agent rang at that exact moment to tell me I have a viewing tomorrow. Hurrah!

This thread makes me nervous and excited! Our house went up on right move etc yesterday.

We've got one viewing booked in already, hoping for a few more today if people have had a chance to peruse RM yesterday evening!

Just got to hope the house we want stays available for a little while longer...

I don't think I ever came back with an update that I'd completed. A couple of things to note:

I got the call from my solicitor that we'd completed at 10.12am on the day, by which point the movers had only just started getting stuck in. Made the whole thing extremely stressful as the estate agent was calling every half hour to say that the buyers were waiting for their keys. We handed them over at exactly 1.15pm in the end. In hindsight, I should have agreed a specific time upfront so there was less panic, but by that stage I wanted nothing to do with our CF buyers. Lesson learnt (although I'm never moving again!!)

I also worked out that Santander did actually charge us an early repayment fee which was supposed to be waived as we were porting our mortgage over. Very naughty of them as it's a 5 figure sum - worth double checking for anyone in that situation.

Good luck to everyone still in the midst of the process, soon it'll all be a distant memory!

Sigh. Chased up solicitor. They confirmed they should have everything they need from us now, but haven't been through our enquiry responses yet, so they STILL haven't gone back to our buyers with them Sad Apparently they are hoping to work on it this afternoon... not holding my breath though.

Still haven't exchanged, yes that's a failure every day this week.

If the other parties had agreed to complete on the 21st it would've been fine, but as they wanted the 19th they've had to ask my bank to expedite. We can't exchange today unless I get a text from the bank... But it needs to come in time to exchange, and if it doesn't we will need a different date anyway.

I feel completely sick to my stomach. I can do nothing but wait. And my new neighbour has spent all day drilling something into the wall between us and has just told me it's going to carry on for another two hours. I feel like I'm losing it.

@InescapableDeath solidarity. I am waiting to hear about exchange today with baited breath. We too have failed so many times. I asked my Solicitor for an update this morning (we are top of chain of 4) and was told that everybody was ready except the first time buyers solicitor, at the bottom of the chain, and that this solicitor is currently "working on the file"…… What the hell is that even supposed to mean?!

And to make matters worse, if we exchange today than me and my two toddlers actually need to vacate our house (to go to a shortstay rental on Tuesday) morning, we've been pencilled in with a removal firm on Wednesday and Thursday… completion is meant to be Friday.

The removal firm want to know by close of business today if we have exchanged or not! And I'll also have to pack all weekend to be ready to vacate with the little ones .

It's a nightmare isn't it @hassletassle ? I'm not great with uncertainty and this last bit is really breaking me! It's my husband's birthday tomorrow... I think! Ha, no it is. But I'm not prepared really! I can't think about anything.

@InescapableDeath I think it's unforgivable for there to be questionmarks over things at this extremely late stage.

"she is working on the file" ... what the actual fuck. Why was this file not worked on weeks and weeks ago, we were told everything was ready. Why does it have to be like this !! 😭 My brother is a solicitor in Scotland and cannot believe what I am telling him

Indeed, what does that mean? Working on something big or just a formality, who knows?

I just wish my buyer/seller had agreed to the 21st and we could plan for completion. If we don't exchange today I don't think I can bring myself to pack any more over the weekend. I'm already living out of boxes as it is.

It's really annoying that they wanted to change the date by two days and have this jeopardised exchange for you @InescapableDeath

I have just sent my solicitor an email

"The removal firm that have pencilled me in for (wed and thurs) next week need to know by COB today if we are moving next week. I will also need to pack this weekend because the children and I will need to vacate at the start of next week (I can’t have the children here at the same time as the removal/packing people).

I believe the removal firm are open until 1730 today . "

It probably won't make a blind bit of difference

Natwest have told us over live chat that the funds will be released on the 16th for completion on the 19th, but until they send that to our solicitor in writing she won't exchange. We're probably too late for today now.

We've requested another callback from them. They said they'd sent confirmation at 11am but obviously no one received it, so need a call back just to ask for it to be sent again :(.

Wish I'd chased earlier as I could've realised this - but then so could the solicitor. We've been waiting for something that was already sent.
