I rent, I am not privileged. That is a ridiculous size. If people didn't buy them they wouldn't keep building them. The developers have us over a barrel. Its fine for one or two people.

A friend of mine lives in a house very similar to this. It was fine when she was single. She now has a partner and two step kids and it is way too small for them to all be there together comfortably! She said it would be just about manageable with a toddler but as a family you need much more space.
I'd say it is more of a starter house, or for a couple.
DH and I actually have slightly more space in our two bedroom flat in London.

@Northernsoullover I think another poster hit the nail on the head, it is the price we pay for being adamant we want houses and gardens, British people have historically not embraced apartment living as much as on those on the continent. With limiting house building happening and land costs in the UK this will mean small houses to meet this ideal. Although I'm not saying developers aren't greedy, they are, but I don't think they'd sell if there wasn't some appetite for them. I know I'd pick a small 2 bed house with garden over a spacious 3 bed top floor flat.

It seems fine as a starter house for up to a couple and maybe a baby. Obviously it would be an issue with an older child or multiple children, but if the average age of first baby in the UK is now 30, all the 20-somethings need somewhere to live. For the storage, that's the train-off between garden+stairs or storage. The same size flat would have much more usable space because it wouldn't have stairs or need the second toilet, but it wouldn't have a garden.
I agree, but the question is is it affordable to a couple with a baby?

Your not allowed to put stuff in your loft? Why?

In a lot of new build the roof space is built to tolerance. That means that there can be no additional weight placed in the loft space over and above the weight of the joists etc that are already there. This means you can’t store stuff up there.

I wonder how much WFH will change how people view a house like this.
Fine if you are out at work all day but a pain if two of you are suddenly working from home. Convert the second bedroom into an office space I guess but could you have two people both in there?

Small starter homes aren't new. In the early 90's my sister had such a small one you couldn't even fit a proper sofa in it. The kitchen was relatively big though.

The price will be humongous.

I understand the appeal of a new house in some ways but I'm surprised just how much people are prepared to overlook to get it. We live in a 1950s ex council 3 bed semi, prob worth around 130k but huge garden and about 120sqm. Just down the road 2 bed new build houses of about 70 sqm sell for 30 grand more.

I don’t understand your issue op? There are bigger houses being built and available. It is not limited to that property. You just need to pay more. The more space you want the more you have to pay. The less space, the less you habe to pay.

This house layout is similar to my first ever maisonette. It was fine until me and DH had a baby because we were working all day and we used the living space between 7am-8am and 7pm-11pm when we got home from work. Things got tricky after having a baby. My baby turned 1 during the first lockdown and started walking so that's when we moved out. If you're a child free couple or even working professionals, this is perfect and having no pets is a bonus. Houses like this, you have to leave most of your stuff at your parents home and only take a suitcase full of clothes.

The issue is that building a house this small is considered acceptable, and charging a quarter of a million is fine.

Interesting to hear about the loft restrictions, we've lived in two newbuilds, one similar to this one in size and another one that was bigger and we were able to use the loft for what we wanted. Several of our neighbours also converted theirs so it must vary. Not having that option would put me off a small house - our current house is bigger but older and even so we are missing the loft space as we need to sort the loft before we can use it.

It is indicative of a growing issue that sees property developers squeezing more and more houses into smaller and smaller spaces to ensure their billion pound profits which are supported by the governments right to buy scheme.

Driven by government backed schemes that ensure the developers get rich whilst the consumer ends up in substandard housing. It should be a National scandal.

@PegasusReturns it's not just that, though I don't deny the profit aspect, but there is also a lot of pressure to build as much as possible (often in inappropriate locations), local councils have building targets so they will grant permission with added pressure to utilise the land as much as possible.
