The house is absolutely beautifully decorated. But surely potential buyers are not to overly concerned to read about all the design choices of the seller, especially since it will look a lot different once the furniture is gone?

There's nothing elegant about that house. It's a tiny squashed new build in the smallest possible footprint.

And WHY do they allow developers to make estates with no trees or greenery whatsoever. All those acres of hard landscaping makes me want to cry.

It's a new build and way overpriced I would say. You can get some beautiful period properties for around the same price with loads of character and space.

is that what you pay for a 3 bed terrace in Bath?

In that postcode about half the price seems the going rate for a nice newish build 3 bed terrace.

Fake wood burner, fake stone cladding on the garden walls, OTT wall paper and lots of dust gathering clutter may look great on photos but they don't look nearly as good in real life.

@Clymene I don't think you can. I just searched (again) and believe this is right. there are a few condos, in multi unit buildings, but for them you'd have HOA fees in the hundreds every month and have to offer over asking price. Also a couple of homes in poor shape in poor neighborhoods. The bigger issue is the list price is not what you pay. Our 3 bed 2 bath was listed at 989000 and we were the winners of the bidding war, at 1230000. There is no under bidding or selling at list that I know of!

The hallway has fake panelling wallpaper.
The kitchen has some painted tongue and groove
And the only bit of real panelling is the little bit by the dining table.
As my old nan would have said all fur coat and no knickers.

Ridiculous decor for a new build. You can tell it is small by the number of storage baskets they have crammed into every nook and cranny on the living room.

Like the kitchen though

Yes, the price seems bonkers for a very average, small new build surrounded by other new builds.

The other house linked to is a much bigger, period property and is much cheaper relative to the square footage.

You can see on street view a whole host of new houses going up behind this street. With the small gardens I bet it is noisy and dusty living in that house.

I don't think there's anything wrong with the extra detail, I rather find it helpful. Though it it written in a self indulgent tone. My initial thoughts were that that the vendor had insisted on including the extra detail to justify the price (Neptune kitchen etc) but somebody upthread has mentioned the EA's other ads are similar.

That said, for a home which imo has been nicely designed (it's not entirely to my taste but I don't dislike it) - the ensuite is a bit meh. In fact, it's incredibly meh. I was expecting much better there. The fact that there isn't a picture of the bathroom is telling too. My guessing is it is equally shit and not worthy of including in the pics.

'The vendor' sounds like a pretentious twat.

It's a bog standard house in a not particularly nice area of Bath.

If you look at the recently sold prices in the area of around £600K - £1mill, it's clear this was a £600K house. They've stuck some decent paint on it and want to charge an extra £95k.

That nearby house is cheaper and a semi and not uni the middle of a building development.
Even though it is slightly smaller it looks more spacious and the garden is lovely.

Sounds like someone has spent a lot on decorating and design features that they think are wonderful and are hoping to get their money back and for some poor fucker to pay a premium for their overpriced choices.

There’s an estate agent near us that specialises in that kind of gushing, lifestyle-oriented prose with comments from the vendor. I kind of love/hate it - it was always my go-to for property porn even though the descriptions were cringy. We were disappointed when it came to selling out flat that their commission was far from competitive as we were looking forward to getting the blurb done Grin

I love the decor job on they’ve done but the house itself is incredibly blah.
