Well,

We finally exchanged on Thursday just gone. Our buyers pretty much dictated the moving date for the chain of four because they were adamant they would only use their chosen moving company. All along they’ve been moaning about money here and there, and the unspoken (mostly) hint that they cannot possibly afford anything extra at all (they both have decent jobs and large pensions from their previous careers - me and DH are still working for their former employer, and we do know them from work).

Back in November we agreed a price for all curtain poles, all downstairs curtains and several Roman blinds. At the time we also agreed that we would aim for at least half a tank of oil to be left for them (oil fired heating and hot water) and said we would just ask the latest rate for 500L (the tank takes 1300L but we weren’t going to nit pick). We explained to estate agent we would want this all paid for at exchange.

Nothing is now forthcoming from the buyers. The estate agent said ‘they need to think about the oil’ and so far no money paid for the curtains etc.

We complete on the 25th, and having seen what they’re like I wouldn’t want to leave everything and have them pay after completion. I’m not prepared to just leave the things as they’re all v high quality items, and I could probably make more on eBay!

We feel a bit like they’re letting it drift to make it a huge hassle for us last minute to remove our things and they get them by default.

When their buyer suddenly demanded a 15k drop they were immediately onto us to take the drop for them!

What would you do?

Were any of the items included on the fixtures and fittings form? If not I would take them with you.

Was there a separate signed agreement regarding the sale of curtains etc ?

But either way are they listed on the fixtures and fittings form

We didn’t include them in fixtures and fittings, no.

We also didn’t get signed agreement - all of us work for the police and we clearly stupidly assumed they would behave with ethics.

The whole bloke pissing around thing stopped, then our buyers unilaterally changed the agreed completion date, it’s taken 2 weeks to exchange. We would’ve jumped but the next property halves our mortgage and gets us away from all the joys a 400 yr old thatched cottage brings.

I would absolutely plan to take everything with you. How much oil is left at the moment?

I would remove the curtains and blinds etc; they're banking on you being too busy to bother so they'll get them by default.

You can’t do anything about the oil, but if they don’t want to buy the other stuff just take it with you.

You've exchanged so they can't try to get you to drop your price and/or threaten to pull out - I'd take everything that's not on the fixtures and fittings form.

I'd also be making sure that the house is really nice and warm for the next couple of weeks. Such a shame it'll burn so much oil! If you're. nice you could leave them the contact details for your usual supplier.

Ask your solicitor to write requesting payment of £x on completion as per agreement.

I’d take everything down ready to take then if they pay they can put them back up.

Siphon the oil out and give it to a nice neighbour. Or live in super warm luxury until completion.

Take everything else they haven't paid for.

We took down a fence once for the same reason - big garden as well!

If they’re not going to pay then remove it

I should imagine it was expensive if it’s a cottage and bespoke fittings

Me too. If it wasn't listed on the contents and fixtures form (or whatever it's called) then I would be taking it with me.

We’re now working to the assumption they don’t intend to pay. Hot water on constant (for cleaning, obvs) and DH will be taking most of curtains/blinds down on weds.

I’d get the oil siphoned off, and give it away. Take all your curtains etc. Can’t be doing with mean chancers
