Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

I haven’t rtft but I think it looks better on the video in terms of light than in the photos which have an odd angle. Everything looks much fresher and brighter on it,.
If I were looking for a 4 bed I wouldn’t be put off by the odd shaped children’s rooms. Both also look as though they have good storage as has the master.
The living room / odd room / dining is not to my taste but could see by taking a wall down in the kitchen I could make the sort of living/dining kitchen I want and closing the living room off as adult space.
I’m not sure of prices in your area compared to similar. A starting offer of 317k on a 330k house doesn’t seem bad to me.
Where I live it’s normal to be overlooked . If we all wanted to live without being overlooked there wouldn’t be enough land for all the houses required. Nice if you can get it.

Looks nice, clean and tidy. Could do with some bits around, fresh flowers, vases, a few rugs, cushions, inject some colour that kind of thing.
Can’t comment on the price as I’m not familiar with the area.

We have been advised to only allow viewings for proceedable buyers. I have no thoughts either way.

We have been told by agents they won’t allow us to view until our house is under offer.

We’ve viewed two houses - can link if you like?

I like my kitchen! I don’t understand really those who think it looks like it needs replacing.

Same for the flooring, the hall, stairs, landing, master and lilac room are all under a year old.

We can put coffee table in garage for pics. I hate that pouffe and want it recovered, but I wanted it pink! Living room is currently blue pink and grey.

The extension is beautifully warm, we have the curtains between as they are black out curtains and the playroom only has sheer things.

estate agent here - not my area so can't comment on price/market etc but in terms of marketing material, it's really quite poor. previous people have commented on the photos but you need a better floorplan. Those 3D ones give very little information. Room size and dimensions are important. people want to know how big the rooms are and total square footage is a vital comparison tool for buyers.

I think the kitchen is fine and to my taste. I suspect the new shiny kitchens will suddenly date, your kitchen is more timeless. Kitchens and bathrooms are very subjective, and people’s tastes do vary - unless very old-fashioned it would not make or break a sale. People with very specific likes/dislikes will plan to change it any rate.
Focus on dressing downstairs with accessories, ideally ones you like yourself and can take with you when you move. I personally would focus energy and purchases on something that gives your house the wow factor - which is your garden/family room.
I must say this is a lovely thread - the OP is genuinely interested in positive suggestions, and the majority (with only 1 or 2 rude people) of posters are giving positive opinions.

I don't think you need to paint or decorate anywhere, it looks suitably bland which I think is what its supposed to look like if you are selling, kitchen looks fine. It looks like you have decluttered it to within an inch of its life or maybe you are just very tidy. Smile

Just a quick thought - all the fans upstairs gives the impression it’s very hot upstairs in summer, you obviously can’t do anything about the fixed ceiling ones, but the free-standing one would be better put away!

Being local I understand exactly what OP means when she says houses in her location command a premium compared to other areas of Middlewich.
There are lots of new estates on the Holmes Chapel and Sandbach sides of the town which are usually cheaper .
The house was built by Jones Homes who have a (maybe undeserving!) reputation in Cheshire as slightly better than the other large house builders .
I think there have been lots of constructive suggestions ,I’m not a fan personally of wooden kitchens and prefer painted wood but not sure I would change it prior to selling.
The three things that I would do is plant some larger screening shrubs or trees (Grasslands near Knutsford sell large specimens at reasonable prices), change the agent and have better photos, and maybe reduce the price a little.

When we put the kitchen in we didn’t put blinds in as personally I don’t like blinds at all

Happy to put a couple in for selling if anyone can recommend easy to fit and inexpensive

Things that would put me off:

The lounge, family room and dining room all appear to be a thoroughfare to another room, I prefer them to be separate. The dining room looks like it would either be very cold or expensive to heat.

Why is there a cat flap in the hall ?

I don't like integral garages.

The garden is much too overlooked.

Can’t do much about the garage! Cat flap is in garage door so we don’t have to have their food etc in the main house

Does the agent or yourself do the viewings?
I would recommend taking people in to the main living room from the hall, then back into hall to kitchen, then into the dining area, then garden/family room.
It will stop the ‘all in a line’ feel to living, dining, and family room. And may help emphasise the full size of all your living space - keep the doors between the living and dining room closed during viewings too.

I like the kitchen, I'd paint those cupboards nice and white. There's a lot of potential in there and it's nice and big.

It's a nice house, but maybe look on Instagram for some home decor tips. There are all kinds of influencers and if you search by hashtag you'd be surprised what you might find. I've found some amazing interiors on there.

It looks like someone has moved out, and left a few bits of furniture to stage it. Looks very sparse and not a homely feel. Flowers, plants and art, together with better pictures are needed imho.
