Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Lighter coloured curtains in the living room would make a big difference imo, they’d make the whole room feel brighter. And a nice rug and cushions.

Don’t see the point of repainting the lilac room, I like the colour and people expect kids’ rooms to look like kids’ rooms so I don’t think that will put many off. Needs to show that it’s a double bed in the picture.

I like the kitchen, it just needs a few accessories to brighten it up.

Bedrooms 2 and 3 look like you can't get a double bed in and get around the bottom. All the lamps being on makes it look dark. You've got your dining table in the family room - I'd swop that over as the family room look fab and I'd want to think I was going to use that alot.

Overwhelming have to be honest. I’d rather buy accessories. New breadbin, little table, mug tree, flowers

I thinks its a lovely house . It's only cosmetic work that needs changing most people do this anyway . I wish houses like yours where in the same price range where I live . We'd need another 150k to buy that here .
I do think it's a rubbish time to sell , it's just a rubbish time in general x

Having looked at the kitchen again I don't see any reason to paint the units. It won't be to everyone's taste, but it's fairly neutral and in no way offensive or off putting. For my taste it just looks a bit bland. I would get some nice roller blinds for the windows and may be a couple of pops of colour - a nice bowl or something kitcheny. I wouldn't go to the nice and expense of painting a perfectly good kitchen. I don't think that's what is putting people off.

The house needs warming up a bit visually. Some rooms look "cold" and not very inviting. I know de-cluttering is a good thing, but maybe it's gone too far. Even a vase of flowers makes a huge difference to how a room feels.

Honest option- don’t go to too much effort have a new agent come over ASAP and remarket it. Get the kids to help tidy up and have them photograph your house lived in.

Show photos of the boarded loft, show the bbq area etc! Keep the plants and furniture. People will buy their own curtains, rigs, lamps and possibly rip out the kitchen and bathroom.

My parents recently sold and it went very quickly. They just spent some time decluttering but the photos were lived in - they just hid their wine recycling box and the dog bed 😂

Every room has different flooring, the kitchen is ugly and dated, I would never buy anything with carpet, it's small, it's attached to another house, the yard is basic and tiny. Ugly bathrooms. So many reasons!!

Don’t paint the kitchen. Turn the bed in the lilac room around so the headboard is against the radiator. Pull the curtains neatly and evenly back in all rooms. A big rug for the living room and repaint that room. The office room is fine. The kids’ rooms are fine the colour they are- they’re kids’ rooms. Get some stuff - plants, books, mirrors.

We might not all agree on how to change the house to help it sell, but we all agree that you can ignore this rude poster.

Accessories for the kitchen are a waste of money tbh as they aren’t going to change the way potential buyers feel about the actual units themselves.
It's not that bad is it?

Maybe my view is skewed by the houses we have always bought - needed new carpets, complete re-decoration and ancient kitchens and tired bathrooms. I tend to look at room sizes and layouts first.

I can't tell with some of the kids bedrooms of that's a full sized bed or not. Measurements are meters only, I'm old school and use feet for rooms.
