Side return and loft conversion - budget??

I know this is a bit of a how long is a piece of string question but any thoughts / experiences welcome.

For a standard 3-bed Victorian mid-terrace, what would be a realistic ballpark figure for a side-return kitchen-diner extension and a loft conversion?

The loft is already fully boarded with lighting etc, just not sleepable-in with no stair access and no bathroom.

Does anyone have any experiences to share?

We did a side return and rear extension, no loft but based on that I would budget £120k+ depending on spec.

That would be for everything from cost of planning to the decorating new flooring kitchen. I have also assumed you would put in a dormer / ensuite in loft

Loft cost may depend on head height...we have same looking house as friends but we don't have enough head height so need to lower the ceilings...they do
.our quote just under 10k more...we all boarded makes no difference they rip it out anyway as need x levels of insulation/support

Approx £60k for loft..re extension again depend on supports/glazing/finish...possible same again if not more depending on size am in London though!

We're having some work done to the loft in a victorian house, it was built as a 3 storey so stair case in situ. Electrics and plumbing already up there, no load bearing walls being impacted. A 'simple' job - ceiling and external walls reboarded with better insulation, room layout being re configured with removal and relocation of stud walls, 3 Velux Windows, electrics and plumbing being relocated to the new layout. Full plastering and doors fitted. 3 quotes between £9-11 k

Where you are located makes a huge different I'm in NW England where trades tend be slightly cheaper compared to SE for example.

Thanks all, that's helpful. I had assumed we would be looking at 100k ish. We are in the SE. but not London.

Yes - loft from £45,000 minimum

Side return 80-100k
