Update en suite before selling?

Basically our en suite needs totally updating/replacing. Its dated and has a horrible bath and awful flower tiles. Its quite a big en suite compared to others. We have just never got round to upgrading. Hopefully will be selling up in the next few years.
Should replace with a bog standard shower unit and retile with basic white tiles so it looks clean and modern or leave and reflect in the price?

How is the rest of the house? The amount it costs to redo you might not see returned in your sale price.

If you were selling imminently I wouldn't bother, i'd let potential buyers put their own mark on it. If you've got a few years to live with it then I'd probably invest now.

Rest of the house is good, this is the last big job so to speak. Happy to replace so we at least get some benefit. But probably will do a cheaper version as will be moving on as soon as kids leave.

Do it for you. Enjoy if for a few years and kids don’t always leave! You might find your plans don’t materialise as quickly as you think.

Unfortunately we will need to move regardless as will need to downsize and pay off stupid interest only mortgage which finishes in 3 years.
Kids are on the verge of leaving but covid put paid to that. So unless lottery numbers come up.....

Bog standard and cheap generally looks bog standard and cheap, so may not really be viewed as an upgrade when it’s time to sell. If you’re planning to stay for a few years, do it for you and do it fairly decently.

Wouldn't bother. We sold our house easily a few years ago with a pink en-suite & champagne bathroom!
As long as the rest of the house isn't a huge project then people will be happy to put their own stamp on things.

Bearing in mind cost, if the rest of the house is finished to a high standard a bog-standard replacement may look just that.
