How much to repair a floor, roughly?

15x11 room, floorboards need fixing up - lots of gaps between them, a few holes (!?) in the middle of the floorboards, probably need sanding and varnishing. How much is this likely to cost? Ballpark. We're in London.

Also, should this be done before or after new skirting boards?

I need to replace two floorboards so following with interest.

I know we were quoted £900 to sand and varnish a 5x6m room. We did it ourselves. It was really, really messy and a lot of effort, so I can see why it costs so much.

I think about £500-£600. We had our hall done recently and it was full of holes and loose boards and is an awkward shape, though smaller than your floor. Definitely do it before the new skirtings as they may get bashed. If you oil the floors instead of varnishing them you can touch up little scuffs/scratches created by replacing the skirtings in a way you can’t do with varnish. Have a look at osmo hard wax oil. It’s also much easier to apply.
