I think I'm being dense here but I'm confused by all the different pieces that have to be put into place to arrange a loft conversion or get a new porch built (both items we want doing).
I thought I just called a company to come out and quote us, they discussed what we wanted, drew some diagrams, we agreed or modified, and then they built the thing.
I've googled and I think that there are some companies that do do the drawings, but one guy I just rung asked me if I HAD drawings and I said no. So if there's a company that want to build from existing plans then there are other companies that just plan things but don't do the actual building work.. I guess I would pay more overall but is that better to get dedicated 'planners'..?
Also, at what point does council planning permission come into play? Obviously they need some plans on paper to approve / reject ... but then do I just run the risk of paying someone to do all the plans and then the council rejects them and I lose the money?
I'm confused with how to start the process!
