I know this is probably a 'how long is a piece of string' question, but is there a typical rate for OIEO? 10% of the suggested price? 20%?

Just trying to get a feel for whether a property is likely to be 'just' outside our budget or way outside? The suggested price would be top of our range.

You could chance the bottom of the bracket. I sold with OIEO 400. I got three offers, 400, 405 and 420. I accepted 400 because it was a cash buyer. So depends on your position and how much you want the property.

That's good to know. I guess a quick chat with the EA is worth having.

Property is OIEO 450. We own a property valued at c.320 and would have (I hope) no problems borrowing up to 160 (what we borrowed on the current house and paid off within 5 years). Obviously we would need to sell our property, but it's very desirable so I wouldn't envisage too many problems.
