Buyer wants roof inspection

Is this normal? We have no issues with the roof but not desperate for a random tradesman to climb over the roof. What if he causes damage? We have no comeback? Nor do I want none essential tradesman in the house during a lock down.

They’ve also asked if we would take up flooring as surveyor isn’t sure if there are sufficient air vents. Seems odd. 1/3 of property is a recent extension so definitely up to building code. Remainder is 1980s build so will be whatever the standard was then.
Is this normal?

Make sure it’s a company agreed by you, they pay and make it a condition they don’t come in the house.

Is it that something has been flagged on their buyers survey?
If so, I would allow it. If not, I would find out why

We are in the middle of purchasing a house and the survey showed up issues with the roof and possible woodworm and we asked the sellers to arrange for tests to be done before we consider proceeding

Happened to us and a friend recently. I think it's so the buyer can get out of a full survey and save money. Roofer didn't come in, just climbed on the roof.

Sorry just re read and saw that they have a surveyor. I think it's usual for the surveyor to check vents but not sure about taking up the floor.

Our roofer used a drone to do an inspection.

Thanks for the replies. Hard to know what is normal as we have only bought once, 16years ago!!!

Will suggest a drone inspection. Concerned about some random tradesman on the roof - what if he knocks a tile and we end up with a leak! There are no roof issues that we know of.

I wouldn’t let anybody take flooring up , if it’s a wooden suspended floor then you should be able to see any vents ( air bricks ) from the outside,
