Is anyone else preparing to put their house on the market?

I know, I know...we should have done it last year when the market was crazy busy but finances, family circumstances and whatnot meant that wasn’t possible and so we’re looking to sell our house and move this year.

Is there anyone else in the same boat who fancies a support thread to get us through?

We’ve had our place valued by 4 agents, have chosen one to go with and are currently doing a few minor bits to the house to get it in tip-top condition (filling old screw holes, a bit of touch-up painting and a good declutter) before we have photos taken.

Who else is looking to move in 2021?

Oh and the buy from last week just upped his offer again !
Can't believe after no interest since Oct we've suddenly got this flurry

That’s great news, @Comps83!

Hopefully this means the market is starting to warm up after Christmas.

Well done @Comps83!!
Just had my first viewing! Last minute booking. Went ok I think, although I did witter on a bit. Will cut the chat next time.

Clettercletterthatsbetter · 28/01/2021 19:22

@ConcreteUnderpants I don’t envy you doing the viewings yourself! Are you using an online agent?

OP posts:
ChurchRdRules · 28/01/2021 20:52

Yeah. Was loads cheaper. And cheaper still if I did the viewings myself.
The price of being skint, I guess.
Not great as have 3 tomorrow and I’m meant to be working, but will fit as many in as I can as having to keep the house so clean and tidy (and get out my special towels and tablecloth etc.) all the time is a pain in the arse!

Comps83 · 29/01/2021 13:07

So we just sold our house

Clettercletterthatsbetter · 29/01/2021 13:33

Wow, well done @Comps83! Was it the part exchange person or the one who came back for a second viewing?

I hope you got a good offer!

OP posts:
Comps83 · 29/01/2021 13:52

Sounds like the partex offer was just ea bullshit to be honest . I'm not sure what they were trying to pull there
So we went with the low offer guy and have lost £12.5k on what we paid originally
I'm trying to get some knocked off the one we want to buy to make up for it

oneofthegiantsisme · 29/01/2021 15:57

That's good news, Comps - hope you manage to strike a good deal on your purchase!

We've dropped the price on ours this week (a bit disappointing, but if there's no interest at all, not a lot else to do). We've had a viewing today, and there's another one booked for Tuesday, so keeping our fingers crossed!

Comps83 · 29/01/2021 16:30

Well we got £5k off our purchase so better than nothing

Clettercletterthatsbetter · 29/01/2021 16:38

@oneofthegiantsisme good luck with your viewings!

We’ve had a bit of a false start. Had two viewings today - the first people said the fourth bedroom is too small and the second person cancelled when she realised the agent had booked her in to see the wrong property! She didn’t ask to see ours!

I hope tomorrow’s viewing is better. At least we have a lovely clean and tidy house to start the weekend.

How was your day of viewings, @ConcreteUnderpants?

OP posts:
Clettercletterthatsbetter · 30/01/2021 16:22

I’m already fed up of tidying and cleaning!

Had another two viewings today - the first didn’t show any sign of whether he liked or loathed the house, and I haven’t heard back from the agent yet about the second.

I’m trying not to take rejection of the house personally...

OP posts:
ChurchRdRules · 30/01/2021 19:04

I’ve had 6 viewings now and 1 offer 5% under the asking price. Doesn’t sound a lot but it feels it.
I’m tired.

Clettercletterthatsbetter · 30/01/2021 19:13

@ConcreteUnderpants it’s so tiring, isn’t it? How do you feel about the offer?

OP posts:
ChurchRdRules · 30/01/2021 19:23

I feel offended to be honest!
I need as much money as I can for the next move, but it’s not just that. Suppose I’m doing the big no no of emotional attachment!

ZenNudist · 30/01/2021 22:23

Watching, hello! I am probably going to sell my house. Don't fancy having to sort it out for sale. Just spent all evening on rightmove dreaming. I live in a sought after area of Manchester and I'd like to stay here but we are looking for a bigger "wow," factor house and it comes with a ridiculous price tag so might move areas which is too scary to contemplate.

I think my house will sell quickly. But there is nothing round here to buy.

Clettercletterthatsbetter · 31/01/2021 09:07

@ZenNudist hello!

I think there seems to be a lack of available property in many areas - there’s not much coming on here or in the area we want to move to. I’d hoped that would mean we’d have people wanting to buy our house but so far it hasn’t been the case! I hope yours sells quickly and you can find something to move to.

OP posts:
wanderlove · 01/02/2021 10:57

I am trying to do half and hour a day sorting out house out. I'm trying to manifest a move so am trying to get rid of everything that I don't want to move with. I did my wardrobe yesterday and am doing desk drawers today. I have made £170 recently selling stuff on eBay. Most stuff just for a couple of quid but it all adds up.

I also did some work with n the front garden just chipping away to make it all look nice

wanderlove · 01/02/2021 11:14

Also nothing much n the market where we want. We are moving area and have accepted we may move onto a rental if necessary. We was a beautiful house last Easter that was our dream house and it went for loads under the asking price. We weren't in a position to move but I do wish we had been as nothing else like that is coming up . Trying to stay positive

Clettercletterthatsbetter · 01/02/2021 14:20

We’ve had four viewings now (no more booked in so far), one definite no, two we haven’t had any feedback from yet, and one offer. It’s not at an acceptable level but the agent may be able to negotiate them up a bit. We shall see...

Potterurotter · 01/02/2021 20:12

Hi all Grin we are having photos taken tomorrow to go on the market, got our mortgage agreed in principle and hope to move quite quickly. Seems like there has been a bit of a boom at the moment. We want to see a property but they won’t let us until we are under offer. Saw one but too much work and going to call about another tomorrow

Bollss · 02/02/2021 18:00

Well we viewed the impractical house and love it (of course we do we are gluttons for punishment).

So we are aiming to get ours valued / for sale in the next month.

Impractical house has been for sale for 2 years, what do you all make of that?

They said they'd had three offers, declined 2 and the third they accepted but the buyer pulled out and bought something else.

Nothing appears to be wrong with it, but the gardens on the roof and there's no parking except on road directly outside.

Persipan · 02/02/2021 19:55

I've got an estate agent coming tomorrow to do a valuation, and another on Friday. The Friday I've has recently sold a really similar flat round the corner, so I'm interested in their take.

Persipan · 03/02/2021 18:04

Well, Agent #1 valued the flat at round about where I'd expected - perhaps a fraction towards the low end, but realistic. So, good to know I'm not way off the mark!
