Is anyone else preparing to put their house on the market?

I know, I know...we should have done it last year when the market was crazy busy but finances, family circumstances and whatnot meant that wasn’t possible and so we’re looking to sell our house and move this year.

Is there anyone else in the same boat who fancies a support thread to get us through?

We’ve had our place valued by 4 agents, have chosen one to go with and are currently doing a few minor bits to the house to get it in tip-top condition (filling old screw holes, a bit of touch-up painting and a good declutter) before we have photos taken.

Who else is looking to move in 2021?

Brilliant @d1157959543599b000178 that’s amazing albeit stressful.

Well we’ve had an offer over the asking price from FTBs this morning so I’m thrilled. The estate agent said they were very keen and would be flexible. He also said he’s got a couple of houses coming on this week which we’ll like so that’s good as yes my next stress is where do we live!

Slight change of plan, EA have advised allowing four more viewings on Tuesday which were pre booked. They all have been telephoned and advised offers have gone in and will go to best offers but they are happy with that.
So they opening the bids at 5 pm tomorrow and closing it Midday Wednesday.
Blimey I feel in a bit of a whirl so am continuing to tidy.

I’m trying to buy at the moment, not sell.

I’ve viewed 4 houses in the last week via different agents and not one has called me to follow up for feedback. Most of them didn’t know much about the house they were in and I had to Google a few things because they couldn’t answer fairly straightforward questions about them.

Choose your agent well. If I was selling at the moment I’d be wanting someone proactively working on selling my house!

What do people on here think to our chances of moving before the stamp duty deadline? I know it's a how long is a piece of string question, but I wonder whether I am being completely unrealistic about getting in for the end of June!

Wow that’s rubbish service Paddington. I committed the cardinal sin of only getting one estate agent round but he lives and works in the town and has great feedback from buyers and sellers. Ok so he’s a horror for doing “offers in excess of” but he does at least price realistically. It works everything he’s had on the books in the last month has sold within a week

@overwork I'm working on the basis of it being highly unlikely, and really hoping our hypothetical buyers (when we go on the market!) don't pin any offers on it.

Then again, I'd be in a chain, I imagine if you're not then it's doable in theory. I do keep hearing about backlogs in conveyancing and surveys etc.

Don't forget the SD holiday continues between July and October, so that you don't pay on the first £250k - if you miss the first cut-off there is still a smaller saving to be made Smile

We've just signed the EA contract today and have the photos back. The house looks beautiful! It makes me want to stay but we have completely outgrown it. We had 4 different estate agents value it. The valuations differed massively. One said £200k and one 300k. The second 2 both said between 240 and 250 which we still
Think Is a bit ambitious but as there is nowhere on the market for us to buy we thought we'd go for ambitious and we can always reduce. I'm starting to get excited but also worried as there is nothing on the market at all. I'm worried we will end up in rented...at least then we could be in a good position when a house we like comes up

@RolloTomassi Thankyou for the sensible talk! We are in a chain, everyone's offer was agreed 2 weeks ago so we will definitely be pushing it to the wire. We would save the whole £15,000 - so all I can do is plan for the worst and cross my fingers for the best!

How long is everyone giving themselves to find a house. I sort of have a 6 week timescale in my head before I’ll start to panic. Luckily our FTB said they would be flexible but obviously I don’t want to take the mick

I don't know about selling, but we've been looking to buy in zone 3 / cusp of zone 2. We found that many were hanging around for a few months with sellers refusing to accept offers.

We've had our balcony railings installed and a decorator starts today. It is quite scary to think in a week or two we might be ready to put it on the market.

I’m near Newcastle and it’s a nightmare, nothing coming on the market.
Doesn’t help that my dream house sold 4 days before mine went on the market (sob)

I worry that if we aren't in a chain and have to rent and prices rise we'll get priced out. There's not much point looking u til we have an offer. I'm finding it so stressful

It's so stressful buying or selling a house! I put my house on the market 2 weeks ago, initially we got a flurry of interest. Some naturally came to do their nosy. Unfortunately since Saturday there has been no more further viewings. My house is a beautiful Victorian House; and it's on sale for £10,000 less than the valuation. I was hoping to sell fast, doesn't seem like that now. We have also bought a very unique property and its beautiful, but we need to sell in order for us to buy. Its incredibly stressful and very nerve racking. I sympathise with everyone

Having commented on this post very early on, we finally went live on the agents website on Thursday. We have had 10 viewings so far (7 on Friday, 3 on Saturday afternoon) and have another 4 booked in for tomorrow afternoon.

Hoping to get feedback from the agent tomorrow morning, so we get an idea of where we are. Fingers crossed!

I'm jumping back in the thread, as we've FINALLY listed our house.

My advice for anyone who is about to list — insist on seeing all the photos they take, before they upload them. Our house is currently listed on Zoopla/Rightmove/etc with a horrific shot of the front of our house (the angle they've taken the photo means that the grotty house next door dominates the picture). Worried about the first impression it's making.

@spaghettiwest good luck! What I hate is the wide angle lense shot- making rooms look massive and setting people up for disappointment.
My agent took a pic of our exterior when I had several cars parked on the drive - I didn't like it but he said it does demonstrate how much room there is and it didn't obscure the house. But the shot of the pool made it look Olympic sized!

I agree the photos of my house looked beautiful but yes the wide angle is crazy, it made my house and garden look huge and looked a bit distorted

Re pictures, I'd recommend you get professional property photographers in to take them, as they know what they're doing, and if they widen angles, will do this in a natural, rather than false or mislead way meaning potential buyers are disappointed when they visit in person.

Our house sold in 3 days for £83k more than we bought it for 4 years ago, and I'm convinced the pictures had a lot to do with it, in addition to the ruthless decluttering and staging I did beforehand.

For the professional pictures, video tour, and floor plan, it cost me £150 plus VAT, which is the best £180 I've ever spent, as I need to move on from this house.
