Is anyone else preparing to put their house on the market?

I know, I know...we should have done it last year when the market was crazy busy but finances, family circumstances and whatnot meant that wasn’t possible and so we’re looking to sell our house and move this year.

Is there anyone else in the same boat who fancies a support thread to get us through?

We’ve had our place valued by 4 agents, have chosen one to go with and are currently doing a few minor bits to the house to get it in tip-top condition (filling old screw holes, a bit of touch-up painting and a good declutter) before we have photos taken.

Who else is looking to move in 2021?

I’m moving across county for work where I don’t know anyone, and due to covid, probably won’t ever get to know anyone! Still more scared about the increase in mortgage payments, though! Lol!

Need to get things moving ASAP so I can enrol the kids in schools etc, which I have no idea about how to do (my eldest will be going to secondary school and did all the choices for around here).

If I don’t sell within a couple of months, I’m screwed.

Oh and school is closed today, so my house is back to being a mess! WinkSad

Can I join? Just discovered that the management company of the block I live in are failing miserably when it come to repairs to the roof and some of the top floors are experiencing damp which seems to be travelling down the building. Currently a few floors above me. So I’ve decided to get out before it gets to me and I can’t sell. (Doesn’t look like management co are doing anything)

So my plan is to get agents round next week to give me valuations and then decide what to do.

@ConcreteUnderpants ooh Somerset is lovely. Sadly I’m not selling there (Oxfordshire) but I am rather jealous.

No photos to approve here yet - apparently the agents have the exterior photos (which will have to be retaken in a couple of weeks without the snow!) but the internal ones should be with them tomorrow.

@ConcreteUnderpants because it can date the photos - apparently, if it’s still on the market once the weather warms up people might subconsciously think “oh, that’s been hanging around for ages - must be something wrong with it”.

No. Must remain positive that I will sell before the snow thaws. Are you going to put a link on here so we can all judge offer constructive criticism and helpful selling tips?

And....no. I won’t be putting a link on here (too afraid!). Unless it doesn’t sell too easily and then I’ll need advice on where I’ve gone wrong! The agents were very prescriptive about what we couldn’t have on show in the photos (bins, toiletries, cleaning products) that I’m worried I went a bit far. I even folded the loo roll ends into points... Blush

Yeah I’m well chuffed. 2 within the first hour of being on RM! Will see what happens though. 2 are first time buyers and one is in a chain, which is a bit of a surprise as my house is at the low end of things.

What about you @Clettercletterthatsbetter? When are you going to be online?

@ConcreteUnderpants I’m about to email the agents to give the ok on the draft brochure. Dropped off the signed contract and ID earlier today so hopefully it’ll be live tomorrow! I’m having a bit of a wobble now it’s all real!

I'm very envious of the people who have their house on for sale! Amazing!good luck!

We still have half a house to renovate in the space of 3 months ready to list..
So not feeling so positive today as the reality of it hits but I'm really trying to keep calm! Easier said than done

Finding it very difficult to keep it tidy. Have a load of washing and toys I need to put away already. And I’ve noticed the coving has a load of paint on it, so mixer do that before tomorrow.

Well something unexpected happened yday
We went for a 2nd viewing on a property we viewed months ago so obvs they're having trouble selling too
It's part of a portfolio of rental properties and the owner is wanting to sell it and buy a smaller rental property as it's too big
So there's a suggestion we could part ex with them . The ea is coming today to value ours
Since then, amazingly we've also had 2 viewings booked from our original ea!

Ooh how exciting! Sounds like it could all be done in one foul swoop! Be interesting what the part ex price is compared to your selling price.

Not to brag, but I’ve got another viewing for tomorrow now! Wink If no one offers I’m going to be gutted and think there’s something mega wrong with the house now though.
