Neighbours gutters

We recently moved in. The Neighbours gutters running down the side of their house are on our side of the property line. The gutters are for an extension which was built 20+ years ago and their roof runs away from their house toward the boundary line and then into the gutter which is actually over the boundary line.

They also have a bathroom vent which vents through their side wall into our side garden.

We want to build a matching side return extension but their vent and gutter are making it very awkward.

Do we have any rights to make them change the guttering and vent seeings as its onto our land, or because it was done so long ago are we stuck with it?

Our side return has an open box gutter on the top of the wall not outside it so that we could push out wider (our neighbor has encroached). Maybe you could have one and their gutter could empty into it? Your architects may have solutions.

After 20yrs I'm pretty sure you have no rights at all.

My neighbours downpipe is blocked causing water to flood onto my property. They are a social housing tenant and whilst the social housing association have sent someone to do the repairs, the tenant has denied access. Can anyone advise me of my options? Thanks
