Selling to privately rent after divorce. Anyone see another way?

I have a joint mortgage with my husband who I'm separated from. We have 4 kids together.

Equity in house is about £100k

He wants to sell. I can just about afford the interest only mortgage by myself.

He would take just under a third of the equity

My only option, because of my low earnings is to then privately rent.

Any other suggestions welcome though!

Has anyone else done this and did it work ok for them?

If you can afford the mortgage, is there anyway you can find the money to buy him out? Unless you are on a good career path, there is little chance of you getting on the mortgage ladder again unless you live somewhere that is very cheap. After estate agents fees and solicitors, it would be more like 25% he would get, so bearing that in mind, could you get hold of 25k ? Is there any pension to offset?

I know nothing about this (sorry) but doesn't he have to help 'support' the kids financially? If so is there any way of trading this off for his equity in the house?

shared ownership? This would give you more security & if your income increases you ladder up to full ownership?

Have you spoken to a mortgage advisor / broker?

How old are your kids? Do you need to hold it together for a couple of years before you can up your earnings?
