Finding a house to buy

Anyone have experience of leafleting, posting on fb etc to find a house? What do you put?
I’m worried about putting our price we are willing to pay and ending up paying more than we should because they know what we can afford if that makes sense.
Any tips welcome!

I’m about to try this. I definitely wouldn’t put the price you’re willing to pay as then you will have no room for negotiation! Good luck Smile

That’s what I thought, but then how do you avoid wasting people’s time if their house is £200k more than my budget? Asking for a 3 bed semi could be 250- 500 where I’m looking!

Look on Rightmove for previous (recent) sold prices in the area! You’ll get a feel for which houses might be more within budget.

You could check the Zoopla valuation for any specific property that you leaflet.

But you can’t specify that on Facebook groups etc, I figured that would be quicker and easier. Perhaps leaflets will be needed. I’ve heard of fb groups working but never seen one myself.

If you know the area you want to live in I'd recommend dropping leaflets through doors there. My friend recently went on Location L.L and that's how the researchers work, they find the area you're interested in and do a leaflet drop, she said they told her that a lot of home owners are umming and ahhing about putting their house up for sale and this gives them a nudge. That's why you regularly hear Kirstie and Phil say we got to it before it went on the market. Worth a try.
