Have to pay stamp duty as broker has messed up please help

Hi, does anyone know if there is any way out of this please?

We applied for a mortgage around 5 months ago for a help to buy new build. The house was due to complete in March 21 so the whole time our broker has told us we dont need any money aside for stamp duty. Worked out or spending budget etc with him. House will now be ready for Feb.

We received our help to buy ATP today which is for the new 21-23 scheme! It states we will not be able to complete on a house now until April 1st 2021. This means we now have to come up with £4000 stamp duty ! Down to no fault of our own. Our mortgage company have said it was a miscommunication on there part. We are absolutely gutted. We don't have an extra £4000 laying around to pay out and could now loose the house. We also paid £2000 on additions to the house.

Is there anything we can do here by trying to get them to cover costs etc as they have admitted this is down to them? We are absolutely gutted and so angry. Please give me some hope Sad

Are you at the top of your possible loan amount or could you add the extra to the mortgage?

Who does the broker work for? Self employed?

Negotiate with the developers to cover the cost of the stamp duty

Their professional indemnity would cover this, surely? Keep any evidence where they've admitted fault and discuss with the financial ombudsman

Are you a first time buyer? If so you won't pay stamp duty on the first £300k on any property up to £500k even if you complete on April first.
