how much for selling fees estate agent lancashire?

on estate agents seem to advertise their fees on their websites?
last time I sold a house it was 1% of selling price. Any ideas?

Depends on the area in Lancashire and if the estate agent also offers set fees.

I'm in Blackpool and my estate agent is offering set fees.
• Properties up to £175k - without accompanied viewings is £995 with accompanied viewings is £1295 - we chose the accompanied viewings so £1295
• properties from £175k to £250k - without is £1395, with is £1695.
• properties over £250k - without is £1795 and with is £1995.

2 other estate agents I looked at offered me a set fee of £1500 and £1200.

London 1.25% if sole agent. If multi agent then 2.75%
