Kitchen extension - Estimated cost ?

Seeing as we are virtually in a lockdown I thought I would ask the wise people on this board for some ideas.

I have been googling and searching and cannot find a modest terrace extension. They are all super fancy, Grand design style extensions so I cannot find any inspiration for a modest, normal budget.

We are buying and completing this week on a small terrace cottage, I feel the exterior kitchen wall needs to extend out to the toilet to square off the room. There is an exterior drain cover which needs to go back a few meters. Does anyone have any idea of the cost or places like houzz or a blog that I can use for inspiration?

I’ll be calling the builders next week but I’d like to have some idea as it’s a total minefield!

I have just had a chat with Karen at OnePlan ( she's on houzz) and it seems anyone who wants to do anything design and build wise on their home is in for a long wait. She's usually booked a month in advance, but right now she's booked almost three months ahead!
Basically, anyone any good at their trade is currently booked up to the hilt.
If we, as a country, ( UK) go into full lockdown then people who work remotely like Karen, will still work but installers and builder will only be able to undertake emergency work ( as tier four rules currently state ) if we move into tier five who know ? So just to give you the heads up that it might not be as quick as you'd like!

Oh no there’s no rush at all and there is damp work to do, I just want a rough guestimate to see if I should move the wall and drain first before the damp work and etc goes ahead. If I can afford it I’ll do thhe wall first then everything else.

Moving a drain I think needs permission of the water authority. So contact them.

You are looking at £1500-£2000 per m2 for extensions. You have not much space to work with but I would get an architect to design it and get the best value for your money, help with drainage and best use of space.

@PresentingPercy thank you so much that is very helpful. Yeah it’s not much but it will make a huge difference in such a small space.
