Hampstead flat

Could someone that knows the area advise if this is Hampstead? I mean, it’s in NW3 postcode but it feels far from the high street. Any decent state primaries/secondaries? What’s the neighbourhood like on this side?

Anyone living there calls it Hampstead Grin. It is a little corner that links Golders Green to West Hampstead and Hampstead - a bit of a no-mans land. Transport isn't great unless you hop on a bus to West Hampstead or Golders Green, and parking in the area is difficult with many roads having restrictions at certain random times of day.

However you get a nicer property than you could in proper Hampstead/West Hampstead so worth the small compromises listed.

School wise, most people go up to the private schools in Hampstead or to the Jewish schools in GG so I don't know how good the local state provision is..

Nice flat by the way. Is there outside space?

Agree it’s in no mans land (I live v close!) really more child’s hill than Hampstead proper . It is probably 15 min walk to Hampstead high st so not disastrous and you are really near the heath which is great! Transport-wise you could walk to Hampstead tube or get several good buses from the Finchley Road to get you to jubilee / met line or into the west end.
Schools wise I’m not sure. I know st Luke’s primary is very close and also st Margaret’s too. Neighbourhood is fine that side of the Finchley Road- perhaps not quite as bouji as Hampstead village but you are amongst the much larger detached houses in Frognal area. Will be pretty nice and quiet I imagine.

However I haven’t been keeping up with prices so not sure how things have moved and whether for your budget you might want to check out similar surrounding areas like south end green/ Belsize Park/ highgate/ Tufnell Park/

I don’t think the flat has an outdoor area but you are so close to the Heath so maybe you wouldn’t need it.
It’s more affordable than anything in central Hampstead but it does look a bit like no-mans land.
Schools-wise - I will need to check on the catchment areas but since we are thinking of state primaries it doesn’t look like there are that many options around it?
The flat does look amazing though!

As a born and bred north Londoner - Don't do it.
Total no man's land and those roads are weird at night. (No one will hear you scream on a cold dark Thursday night)

Thank you @SimplyRadishing. That did cross my mind... I would need to walk from Hampstead tube home and the roads did look very empty!

In that case, i really would not recommend it (and I am fairly laissez faire about going about at night)
