So, we are wanting to do an extension on the back our property... financed via mortgage.

Our current mortgage offer is up in September.

We have no plans or anything drawn up and no builders quotes or anything. So don't know how much we would be looking to borrow.

So when do we start looking for architects and getting builders quotes?
It would be great to be able to get work started as soon as the mortgage money comes in.... if they agree it!

Do you have the money to pay for the architect now? If so you could get the plans done and submit to planning. Then once you have approval you can get the structural drawings done and get some builders quotes so you're ready to start in September.

The plans could take a month, the planning approval two months and then another month for your structural plans. Then you've got plenty of time to find your preferred builder and make sure they schedule your work in.

We are in the process of having a kitchen extension. We contacted an architect who came to look at the property in May. He made some plans and then we applied for planning permission. This was granted in July. We then got some quotes from builders and decided on one. He could only start in October so we started then and now we are at the place where we have all the exterior work done, just need to have the interior sorted.

Should of said we will be doing everything within permitted development.
That's the plan anyway, we are mid terrace so only so much we can do without pissing the neighbours off.

I reckon we do have the money for an architect, just didn't know if it was too soon start speaking to them.
