Single storey side extension, rough cost?

Moving in January, we're looking to add a single storey side extension, we think it will be approx 2 x 8 metres.

I know we need to get builders round for a proper quote but can't do that yet; just wanted to ask if anyone has done similar and would be willing to share costs, so we can get a rough idea. We're in Yorkshire.

We've had 3 quotes for roughly the same thing (literally a box with heating to a plastered finish, no tricky reconfiguration of house / not going to involve plumbing etc). They've been between £33-40k.

Should have said we're in the NW and those quotes include VAT.

London here and all our quotes have been in the £35-40k range + VAT. You'll probably want to factor in another 10-15k for a kitchen if that's the intended purpose

They say it's around £2500 per square metre, so that would be 40K - i.e. in line with PP.

£18,000 for a 9m2 extension in London, not including the kitchen, but including the electrics, pipework etc being in the right place for the kitchen. So £2,000 per square metre.
