Sale: all ready, waiting for buyer’s solicitor

Hi MN,

Our chain is all set and currently we are waiting for the solicitor of the FTB at the bottom of the chain. I know that their searches were completed last week and since then they are waiting for the contract to be ready and signed.

I am getting impatient to exchange, how long does it typically get it done once everyone has the searches and mortgage offers back?

We are in this position and we've been told pre Christmas exchange and completion in January. Our solicitor (we are seller) thought that sounded viable and I presume its just final queries if any mainly from searches then exchange.

Bloody ages !
We have had this with the bottom of our chain who are also ftb and it’s so slow it’s fucking painful.
We were ready to go last month but bottom solicitor dragged their heels so much the house we were buying pulled out!
Luckily we have managed to tempt them back but still not ready to exchange .
I swear I’m never going through this again ..

Took us an additional 9 weeks from where you are to exchange. Ridiculous stress!

I think I have been naive, I was expecting to exchange in a few days since the searches and mortgages are all set. Just wishing we can exchange before Christmas now!

We have been ready to exchange for 8 weeks! Our buyers buyers solicitors sends letters by post instead of email to by the time because basically they are sh**t!

We were delayed by the top out chain - agreeing a date - date taking a day to get through all the lawyers. Top of chain then calls removals and they can no longer do that day! Rinse and repeat until it was getting near the end of our mortgage offer. I called removals firms - plenty had availability. Any way, end of Jan. We exchanged a week or so ago.
