How long from mortgage offer to exchange?

When a mortgage offer is received, with no chain and very proactive buyer, how long does it take?

How long is a piece of string? The mortgage offer is only one side of it - there's still the conveyancing to do. Searches are taking anything from a couple of weeks to a couple of months at the moment, depending on area. There might be lots of enquiries or very few. The solicitors are likely to be snowed under at the moment, but some will be on the ball regardless. Etc.

Has taken us 1 week from offer to compete but conveyancing was all done already.

We just exchanged today and made our offer just over 16!weeks ago with an agreement in principle, the mortgage offer came about 3 weeks later (it's was v busy so appointments were a few weeks wait).

Only a small chain but surveys and queries and problems kept coming up.

Still, compared to some 16 weeks is nothing!
