Damp and timber report only?

Evening all, we’re buying a small house that’s about 20 years old, so it’s relatively quite new! Our mortgage lender came back with an offer £2k (tiny compared to what we’re borrowing) less than what we applied for, saying it’s due to a damp issue, and suggested that we go for a damp & timber survey instead of a ‘basic’ home buyers pack type of survey. Is this the right thing to do? Anyone had any experience? We’re first time buyers and a bit worried! Thank you in advance X

Is there evidence of damp?
Never heard of a valuation survey coming back at just 2k less but if that's the requirement they set to give you the mortgage then you have your answer

Thank you! We haven’t received a ‘report’ from the bank as it was a mortgage survey, but was just told the reason for a reduced offer. We’ll obviously go ahead with their advice but was wondering how ‘ok’ it is just doing a damp & timber report instead of a home buyers report (which I think would be more thorough? I might be wrong...)
