Cheshunt Waltham Cross area

Anyone live in these areas or know them and advice if these are good areas to live in?

I looked at both of these areas when I first bought, and I completely ruled them out. Waltham Cross especially, cheshunt would probably be fine with a decent budget in a nice bit. Ended up buying in bishop’s stortford and commuting. Everything I could afford was a dark rundown one bedroom/studio flat in a rough area. One in Waltham Cross stank so heavily of weed and cat piss I had to leave, with the agent trying to assure me the smell would go once I’d ripped up the floors and redecorated.

It might be different if you have a larger budget, but even then I’d probably look further out and get more for your money in a nicer area if possible. Look at your transport links closely, if you take public transport I’d suggest doing the walk to the nearest tube/train stations in day light to see how you feel about the area.
