How to pick new estate agent

Last time I got it wrong as agent did nothing to promote house, he was lovely and I got a good vibe from him but office staff totally different. Gave 2 weeks notice to leave last week. Had 3 valuations and we went with the lowest priced one but asked him to try it at 10k more (more in line with other 2 valuations) which he agreed to. We have now reduced twice and personally I think too low.

Anyway i need to decide on a new agent and because i was useless last time I'm wondering what I need to look out for to choose an agent who will be proactive.

I've had chats with both agents who sold on this road (at the same time mine was up) one is a small company about 60 house for sale and probably 40 of them sstc, other is really decent sized, over 400 houses for sale but not sure how many sold. As our house has been up 9 weeks with only 3 viewings in that time I need someone who will get people through the door. Do you have any advice about what to listen out for or questions I should ask.

Have the agents been round to the house? Have you asked them why they think you've had so few viewings? You need to be confident they'll market the house to its best advantage and that they'll be able to build a rapport with your target market. Then are they good at sales progression? Imo that's where they earn their commission.

You need to ask them what they will do to sell the house, not tell them what you think, and see how their answers square with your expectations.

If you're feeling brave you could post a link or some of the photos here and see what posters think - it can be difficult to detach and look objectively when it's your own home.

@wowfudge thank you. I dont mind pm-ing the link to you if you would like a look and any ideas? I dont want to put it on here as last time it distorted all the viewing figures massively.

Let me know if you want to look privately and share any critical comments. 3 other house have sold on this road in the last 6 months and so I doubt think its price or area. Thanks
