Where to buy/avoid?

Ashton on ribble in Preston? I'd avoid larches, Blackpool road. There's some lovely houses Wellington road way

Yes in Preston.
Anywhere else in that sort of area.
No children to think about.
Just a 2 bed for myself.

As above. Bear in mind that Ashton on Ribble tends to attract a lot of student housing, including Wellington and Blackpool Road. In my experience (both as a student and after I finished Uni) it can be a bit rowdy tbh. So, I'd avoid anywhere near UCLAN unless that doesn't bother you. Fulwood is typically the 'nicer' area of Preston, but comes at a premium cost. Avoid Plungington Road area. It used to be nice there but is an absolute shithole now tbh and plagued with anti social behaviour.

Lea and cottam are a bit further up the road and are absolutely lovely, lots of green spaces and access to canal

Lea and Cottam are lovely. Lots of new building going on there. Agree with avoiding Larches and Blackpool Road. They’re not very nice.

I grew up by Ashton park. It's nice enough in the immediate area. I worked as a district nurse across Preston for many years too so know most areas well.
Yes avoid Larches and Savick just off Blackpool Road. Also Deepdale, Plumgington, Ribbleton, Moor Nook, Ingol, Avenham, Brookfield, Deepdale, Frenchwood, Tanterton.
Fulwood and Cottam are nice, lots of new builds. Very busy near the hospital though.
Lots of pensioners in Lea.
South Ribble is much nicer just over the river. Hutton, Longton, Penwortham. But pricey.

Agree with Cottam and Lea but don't write off other areas
Some of Ingol is nice, it had a bad reputation for a long time
