Which house to go for?

House A - 4 bedroom Edwardian semi, south facing garden, not overlooked views on to country park at back. Quiet street. Traditional features and small extension at back.

However needs some windows replaced, small damp area in one of the bedrooms. Needs full new roof and repointing. Has taken 20k off already agreed price after results of survey/valuation.

House B - 3 bedroom Edwardian semi, south facing garden (overlooked directly by house at end of garden). Busier and noisy main road with parking for two cars on gravel drive but would be difficult to reverse off drive due to traffic on road.
Bigger more grand rooms, bigger bathroom, utility room.

We have had offer accepted on first and full survey done already hence aware of problems. Considering putting an offer in on the second.

Busy road and overlooking would not trump smaller rooms - unless considerably smaller. The issues you point out you've had a reduction and aren't hard to fix.
But you know the rules: where are the links?

House 1 would be better solely because of the busy road. I have lived on a busy road and would not want to do so again.

House 1, a house with privacy and not on a main road wins every time.

If you can afford the repairs then no way would I consider house 2 as house 1 sounds beyond amazing and perfect. House 2 sounds my idea of a nightmare.

House 1. The other house may also have repairs to do. If you can afford it, at least you know the repairs are done properly
I’d rather do the work than discover someone else’s bodged work later.

bit of a no brainer

house 1 providing you can afford the works, that said 20k has been taken into account to put these right, so not sure what the problem is. roof and re pointing will probably solve the damb in the small bedroom.

house 2 busy road, over looked, trouble reversing on to main road, are a no. Unless the house was a big step up from other houses within your budget. eg extra bedrooms, more reception rooms, utility space, very desirable area.

Plus you haven't had a survey done on house 2 either.
