Staring a new thread!

Come and say hi 👋

Finger's crossed then that that's the case @BrieAndChilli

InescapableDeath · 28/01/2021 23:16

@Badgerbadger22 what is your vendor playing at? They must know it’s in their interest to keep it moving.

Our buyers have now had searches back which is good. So now I think the whole chain is at the enquiries stage (only three houses). How long does this bit normally take?

How on Earth do you decide when to start packing when it could all fall apart at any moment but packing will take longer than a week?!

Silkiechickscat · 29/01/2021 06:16

Ours is still on hold with whole chain ready to exchange but stalled as buyers-buyers are changing flat live in into limited company. They have further enquiries just sent to mgmt co of their block and said we will set a completion date next week but been hearing that since mid December.

whyamidoingthustomyself · 29/01/2021 08:07

I don't know how long it takes from searches coming back . It took a a week for our buyers solicitor to read them and another three weeks for our buyers solicitor to send the questions to ours

catfeets · 29/01/2021 08:11

@InescapableDeath it really depends on the speed the solicitors work at and how bothered the buyers/sellers are.
There appears to have been no issues with the survey on my house, yet it's taken almost 8 weeks for us to find that out as the buyer kept saying they'd sent the enquiries to the solicitor and the solicitor kept lying about sending them on. He eventually did and there doesn't seem to be anything for us to deal with.
On he other hand, our survey for our purchase was horrendous (all 3s) and we managed to sort it out within a few days between us, them and the estate agent.

We've been waiting for completion for at least 2 months now and only slightly further forward. We need plenty of notice to pack as we work long hours and can't get any time off work. We daren't start though as it would all have to be unpacked if we have to go back on the market. It's so worrying not having confirmation of dates and no word on exchanging before completion date which we've asked for several times.

InescapableDeath · 29/01/2021 08:54

The other strange thing is that our buyer hasn’t had a survey done (it’s a rough around the edges 1950s house), and I worry they will try to do one last minute but they offered in November so hopefully won’t now.

We aren’t getting one done either but our purchase is only 20 years old and I know the owner before last who has given me the survey from when she sold it (also we want it even if there are minor issues).

propertyhell · 29/01/2021 15:07

We've completed and got the keys for our purchase. Not moving in today but going for a look.

Hope everyone makes good progress, you'll get there in the end.

Salome61 · 29/01/2021 15:42

I've finally heard from my solicitor and my completion date is confirmed as 11 March. I'll keep packing with a bit more enthusiasm!

DisappointedOfNorfolk · 29/01/2021 18:49

@Salome61 that's good news Smile I hated all the not knowing when things were going to happen, I like to plan!

Salome61 · 29/01/2021 19:24

Thanks DisappointedofNorfolk, this limbo state of not knowing is so difficult isn't it. I was surprised to get a phone call from the estate agent late this afternoon asking me now to exchange sometime the week before, hopefully my solicitor will pick up my second email asking him to organise this at the same time. I had suggested this to the vendor when we spoke on the phone and had hoped she'd tell her solicitor, but she has obviously thought about it since and changed her mind.

Silkiechickscat · 29/01/2021 19:27

Congrats Propertyhell glad its finally over for you.

Salome61 · 29/01/2021 19:58

Just off the phone to my removal company, they can't move me on the Thursday so I've booked for the next day, as I'm in rented it doesn't matter. Do you think I should let the vendor know, she could relax moving out?

Roselilly36 · 29/01/2021 20:09

Still not exchanged, getting really fed up now, my house feels, less & less like mine, boxes everywhere, all pictures & mirrors packed, just want to get moved, we should exchange next week, but we thought that last week.

Roselilly36 · 29/01/2021 20:10

Many congrats @propertyhell

Silkiechickscat · 29/01/2021 20:13

We've been getting exchange next week since end December, first next week was week before Christmas, we are on our 5th next week now. It's like when DH says he will do something tomorrow, the tomorrow keeps shifting, happens eventually, but a lot of tomorrows before it does.

january29 · 29/01/2021 20:17

We are planning to exchange Monday. Agreed completion for a few weeks after. I hope when everyone says we can exchange Monday we do it’s so hard living with the suspense isn’t it @Silkiechickscat and the @Roselilly36

Silkiechickscat · 29/01/2021 20:27

Yes I'm fairly relaxed about completion date but really want to exchange as anyone can pull out before then. Both the others definitely want to exchange and buy, its just buyers-buyers transferring own flat into a limited company for mortgage - they are adamant it will go through but will believe it when we see it. He is at least a doctor so don't have to worry about his job security at least. Our buyers have been all packed since start of Jan and living out of boxes. We have moved already but its just the bills keep coming in.

Silkiechickscat · 29/01/2021 20:28

Hope you get to exchange on Monday Jan sounds hopeful.

Roselilly36 · 29/01/2021 20:45

@Silkiechickscat @january29 so true, we just want to get exchanged too, so we know we are actually moving, it’s like a rollercoaster isn’t it, one day you feel positive the next you feel really despondent. Can’t face unpacking all the many boxes we have packed if it falls through. Our chain is very simple, no one requires a mortgage & still taking an absolute age. Never moving again after this, that’s for sure!

january29 · 29/01/2021 20:50

@Roselilly36 definitely like a rollercoaster! I was so down at the start of this week that enquires weren’t back and now today we are ready to exchange; I can hardly bear waiting all weekend till Monday to find out! Like you I just want a plan and to know what’s happening. I’ve been trying to think how the system could be redesigned to make it less stressful but I’ve come up with nothing Grin

BrieAndChilli · 29/01/2021 21:00

So we are exchanging on Monday and completing on Friday! Fingers crossed it all goes through without a hitch

january29 · 29/01/2021 21:43

Amazing @BrieAndChilli I think we’ve done everything pretty much at the same point so fingers crossed we both exchange Monday! How’s your packing going?

BrieAndChilli · 29/01/2021 22:05

@january29

We are in rented so will have a couple of weeks to paint new house etc and slowly move stuff over so not a huge rush to get everything packed at once thankfully.
Have been doing a lot of sorting but now have stuff for charity shops etc and they are all closed!
Local tip is only allowing 1 appointment a week so think we are going to hire a skip.

Moving in a pandemic isn’t easy! Can’t just pop out to look for new bits for the house etc, can’t have family come to help etc as would mean an overnight stay.

BrieAndChilli · 29/01/2021 22:07

@january29 when do you think completion will be?

january29 · 29/01/2021 22:21

Definitely much more complex. I’ve done most of the sorting as lockdown means I can’t ignore house jobs! Still a lot to logistical think about. Completion will be 23rd so plenty of time between which will be an anxious time as I’ve heard there can be problems with longer completion but also works for us practical. @BrieAndChilli this weekend is going to seem long waiting for Monday!
