Well our removals men are here. The van looks tiny - I can't see how they will get it all in! At least if it does, it will definitely go in the container. They have already asked us for screwdrivers and Allen keys, which is a bit annoying as they don't seem very well prepared.

And we have to rush up to our new town before 4 as the solicitors forgot to get us to sign something.

I have a feeling today may get stressful.

@checkedcloth we had the exact same thing with our seller's seller. We got to the exchange date and they asked for a week to agree a completion date which we gave them. only then did they admit they were not chain free but were in the process of buying a house and point blank refused to complete til January (this was in October). I was beside myself....it screwed up all our annual leave and also messed with our IVF plans. But we had to agree.

Three weeks to go

We where due to exhange today, our chain has collapsed. This is now the 3rd time our chain has collapsed. 7 months in now, at what point do you just call it quits? If it wasn't for the house being unique we would of just looked for somewhere else by now.

We are in finally sat on sofa in our new home it was bloody stressful didn't get the keys till 5pm today thankfully we had help on hand to get the house sorted 🥰

Congratulations to those who have exchanged and completed Smile and sorry to see about collapsed chains, what a roller-coaster Sad

I'm still in very early days at week four. Had expected some sort of update by now considering there is no chain. Still waiting on searches and the sellers contract pack. Suspect everyone wants to hold off until the new year now. Am determined to get an update of some kind from someone before Christmas!

Well we didn't exchange yesterday, waited all day to get a call at 3pm saying we can't exchange as our buyers solicitor is missing a piece of paperwork which they now need to wait for to get a copy. Total bullshit. Our vendor has said she is not waiting until after Xmas to exchange and we have said the same as well. Completion date 5th jan and buyer wants to push back to the 6th. We said absolutely no way, and DH and I have agreed if we don't complete on the 5th Jan we are putting the house back on the market. This has been going on since July! Enough is enough now.

We’re just 1 search away from being done (apart from any further enquiries raised post searches)

It’s a very very standard plot so our conveyancer and vendor (also a solicitor) said there won’t be many further enquiries if any.

I have been following the thread but didn't dare to join in case I jinxed things 🙈🙈. Despite a few setbacks, we exchanged last week and completed 3 days later. I think altogether, from accepting the offer to completion, it took almost 11 weeks. 4 parties in our chain. Such a stressful experience 😂🥂🍾🏠

We signed transfer deed today and took it to solicitor, got a friend to witness in on the roadside. Don't think there's any chance of a pre-Christmas exchange that buyer wants as they are still awaiting a search and asked questions mid week to my solicitor which we replied to straighaway but awating one form (Monday). Just too tight.

Argh, just received the buyers enquiries...all 36 of them! Have answered them all I think now, although still a little stumped by the one asking 'can the seller justify the increase in value in the house since they purchased it 11 years ago?' Is this a normal enquiry to receive?

I wanted to just put 'no', but dh thinks we should put something about the fact we put it on the market at a value decided by four local estate agents and that as they, the buyer, offered on it, they must have thought it was fairly priced?! Or, maybe just 'duh, market values have increased...' GrinHmm!

They have also listed all the minor repairs their survey highlighted as enquiries and asked for us to arrange/pay for an electrical survey - does this mean they are going to try and negotiate on the price? I hope not as a refusal often offends!

We had another offer (for more than their offer) the day after we accepted their offer, but declined it and stuck with them as we'd said yes and thought it was the right thing to do, so I hope they don't mess us around now!

That's a wierd enquiry - I would just reply with its on at the price suggested by 4 local estate agents (or an average of them or the lowest whatever you chose). Their survey should have given a view on value and presumably if they've not mentioned it it was valued at their offer. What you've made on it is nothing to do with them.

Just be aware if you do an electrical survey most houses fail (as checked against 2018 standards) and a list of remidial works and their costs is given - ours was £1150 for Victorian house with 20 year old wiring plus £288 for survey which we've paid but we didn't reduce for minor survey issues, it also took a few weeks to get survey then work done if time is an issue, survey was done after a few days.

@DisappointedOfNorfolk our solicitor asked that on our behalf for a previous property where the price increase was something like 150% of what they purchased it for. I thought it was an odd question at the time as it was clearly due to increase in property prices in general and that the answer we received.
Our current property is 70's and we had an electrician out to change some sockets around just after we purchased and he found loads of things that were no longer up to standard, I think we paid 1k to have it all corrected.

We've still not made much progress. I had hoped that me discovering our buyers solicitor had sat on the search results for a month would of kick started progress but no one seemed to be direct with them and just allowed them to fob everyone off.

We've heard today that our solicitor has got our transfer deed that we got signed and witnessed and our buyers solicitor has all searches back and just a couple of queries being sent back from those.

Our buyer has said pre Christmas exchange is no longer possible according to their solicitor (seemed very ambitious) but early Jan is viable and aiming for completion mid Jan. We are still awaiting EICR report but we know its now a pass.

Just hope we don't have issues as house we are selling is Tier 4 and we are Tier 2 but says house moves can continue.

I wondered if we were unusual in being affronted and puzzled by it! It seems a rather rude and bizarre question to ask. I think I'll just say something about estate agents valuations and current market values. We bought the house as a repossession so don't know if I should mention that too?

We are planning on saying no to the electrical survey, as we only received the enquiries yesterday (via email) and today in hard copy via first class post - posted on 16th December, and also saying all minor survey things mentioned are already accounted for in the list price...

We are due to exchange mid-January and complete on or before 27th January so they've left it a bit late to bring these up now, particularly as several of the questions have already been answered in the property information form, which we completed to the best of our knowledge prior to them offering...

I think it would be fine to add was a repossession when you bought it - it would partly explain any larger than average increase in value as repossessions can be under market value. Though still find question very odd.

i just wouldn't bother answering it at all. It's a dumb question and I would be inclined to give them a dumb response, which would be for them to seek advice from a qualified macroeconomist who should be able to explain how inflation works.
