I put an offer in on 4th September, 13 weeks now. The plan was to be moving in this weekend and all was going well, however, I found out recently that the house I'm buying is a leasehold, so my solicitor, rightly so, wants terms changing, which is delaying things, grr,

10 weeks in for us. No chain and was supposed to be a quick sale with buyers eager to move in asap. Our solicitor is an absolute joke. Gives us no updates on the process and never answers her phone. Sent us an email the other day with a request for yet another pack of info costing us £330. We've spend almost £1000 on searches and info packs from landlord etc and that's on top of the solicitor fee. You'd expect all the searches to be done by now. Why not request this search at the beginning of the process a long with all the other searches? I've never been so stressed out in my life and won't be selling a property ever again.

you realise that 10 weeks is actually below average? Especially given COVID.
DDbee · 06/12/2020 08:30

You think ten weeks in and searches not being done yet is reasonable? We may be "only" ten weeks in, which compared to others is below average, but we are looking at quite a few weeks of waiting before we can finally exchange. In my opinion that's too long when selling a flat without a chain either way. Covid or not the solicitor knows what searches need to be done by the start of the process so why request a search ten weeks in that could have been requested with the other searches weeks ago?

DDbee · 06/12/2020 09:32

I couldn't agree more

PicpoulDeMeNay · 06/12/2020 09:42

Week 10 and exchanged this Friday just gone, completing on Friday!

No chain though as I’m in rented and moving into an empty house as elderly vendor has moved out and in with family already.

Hadn’t dared start packing up to now, but today is packing day, then will finish Thursday as working next 3 days.

DiesalFive · 06/12/2020 16:42

Our chain was - first time buyers needing mortgage, then our buyer (cash, no mortage). We broke the chain.

So should have been simple! Our buyer was ready after 8 weeks but delays with the FTB's mortgage delayed it by a further 9 weeks.

So from start to finish, 17 weeks.

But we completed! Hurrah!

yesterdaystotalsteps123 · 07/12/2020 10:40

25 weeks since very simple chain completed. Buyer in rented, seller going into rented. Online solicitor been useless. I really hope we move in January otherwise chain could collapse as mortgage offers run out

ethelredonagoodday · 07/12/2020 11:18

Our chain is getting longer by the week seemingly. Currently about 7 people in it.
I am just trying to forget about it now and enjoy Christmas in our current house. The stress of it all is doing me no favours and I think the way things are going we are edging ever closer to March is no one is willing to break the chain.

IndiaMay · 14/12/2020 11:33

18 weeks on Friday and hopefully simultaneously exchange and completing then

Msmcc1212 · 15/12/2020 09:04

Our buyers offered asking price on the provision it would be a fast process as their buyers were in a hurry. We have got a rental sorted - the buyers have now pulled out. Nothing came up in the survey. No explanation. Angry

thewinehasgonetomyhead · 15/12/2020 09:05

Oh no @Msmcc1212 gosh beyond frustrating for you !!

Msmcc1212 · 15/12/2020 09:17

Yes. Thanks. It is. I woke up at 4 feeling totally stressed. We are not sure whether to cancel the move or still move in to the rental. DC has got a place at new school. We have movers all booked. We even have Xmas decs and food ready at the new place. But what if our house doesn’t sell? So hard to know what to do...

What a nightmare for you!

Objectively speaking here, I would 100% continue and move into the rental, and hopefully another buyer will come along very quickly and you being no chain is an extra selling point! Stressful I know but I'd keep going.

Roselilly36 · 15/12/2020 17:05

Oh no @Msmcc1212. You must be so upset. I really can’t understand some people. We have brought every property we set out too, never mess people around. Why did they pull out, there solicitors or EA must know? Wishing you all the best for the future.

Msmcc1212 · 15/12/2020 17:31

Thank you both. Yes. I think we will still make the move and hope for the best. Why we decided to move at Christmas I’ll never know. It seemed like an ok idea at the time ConfusedGrin

thewinehasgonetomyhead · 21/12/2020 16:31

How's everyone getting on? I feel like I'm the only one still waiting to exchange and complete. July... still waiting!

Bug55 · 21/12/2020 18:05

Week 14 here. Was supposed to exchange today ready for completion wb 11th January but it hasn’t happened. It may happen in the next couple of days or exchange may be early Jan I guess. I’m not going to stress about it

Bells3032 · 21/12/2020 18:28

Week 27 on the sale of a chain free flat to a first time buyer. Some Of it was them dragging their heels but the last 12 has been their solicitor just sitting around doing nothing (mortgage and survey were sorted by mid August) and since then the solicitor only applied for searches on the 9th November and has refused to raise any enqueries at all yet.

My agent has helped the buyer launch a complaint against her today as she's gone on leave without even informing th buyer or passing the file onto anyone

thewinehasgonetomyhead · 21/12/2020 19:06

@Bells3032 omg! Jeez aloo that is just appalling!

organisedmother · 21/12/2020 21:41

Week 20 now 😭

I'm on week 18 selling to a first time buyer. Chain free. I was convinced it would be well done by now.
Offer accepted mid August and I spoke to my solicitor immediately. They didn't hear from buyers solicitor until 3rd November!!
It seems the buyer sorted mortgage, then survey then waited for result then instructed solicitor šŸ™„ then searches weren't due back til today!!! So frustrating!!!!!!

PenelopePiper · 21/12/2020 22:12

@Mumelie

Week 8 and had to pull out of our purchase last week! Nothing out there to buy at all now which is depressing
Can I ask what your reasons for pulling out were? We are in week 11 and just had buyers pull out for non-sensical reasons... which has collapsed the 8-house chain šŸ˜”
thewinehasgonetomyhead · 21/12/2020 23:01

@organisedmother yes it is a nightmare! I really thought by now we'd be well and truly bloody sorted but nope!

@mynameisigglepiggle oh what a backwards way of doing things!!

We were told today no exchange before Xmas so I'm going to try and forget about it now whilst I get fat over enjoy Christmas and come back to it in the new year. Wishful thinking as it's pretty much taken over my whole life!!
