Searches back- how much longer?

Accepted offer and had offer accepted mid September.
Chain of 4- bottom is BTL and top going into vacant property - apparently ready to exchange.
Enquiries and surveys completed.
Mortgages (where needed) in place.
Local searches were outstanding- now back.

• if no red flags on local searches, how long would you estimate until exchange?

I had my searches back a month ago, chain of 4 no sign of an exchange date 🙄 it’s like pulling teeth to get some communication

Cripes that’s depressing, what’s holding it up?

It sounds like you could exchange next week? Are you 100% sure everyone has everything back? We went to exchange a couple weeks ago & bottom of the chain discovered a missing form & outstanding enquiry 🙄 then we’ve been faffing on dates, our vendors have been picky & the bottom of the chains solicitor has been appalling at responding to anyone. We managed it yesterday! Moving next Tuesday. Our chain also completed mid-September.

Give your solicitor a call tomorrow, I can’t imagine you have long to wait!
