Cost of an extension like this

Has anyone had something like this done who could tell us how much it cost, roughly? The actual extension here looks exactly what we are after but we just want a family room, it won't be housing the kitchen or anything.

I'd say £20-40k depending on about a .million different things. Where you are, the layout of your house, any structural changes inside, if you have drains that need moving, your heating situation, flooring choices, glazing choices, etc etc.
Best thing is to get some actual quotes.

Thank you for replying! Yep we're going out to quotes in the next few weeks, I just wanted to check if we're in the right ballpark which it seems we are. Many thanks x

We had one very similar. 5m by 3m, 2 large velux windows, french doors and full length windows either side, some extra drains. It cost £21,000 in 2018. We are in the North West.

Where are you and what size are you looking for? Estimate at 2.3-2.7k per new sqm

Unless you're in London i'd expect roughly 30-50k, depending on the size and any plumbing/electrics that need doing.

Thanks so much everyone! We're in Hampshire near Havant. Were hoping for a 3x4 extension, probably slightly smaller than that one really. We have a budget of up to 35k all in, so hopefully this will be achievable. It is over a drain but the water company think it should just require a simple build over agreement. X
