I would say 80k, it’s basically rip everything out and off and start again as though you were building a new house.

Quite curious to see what it would go for at auction, I'm assuming the £380k is a guide price but it might not get near that with that much work.

100K for a good (not great) finish... but that kind of house (very neglected) could have bigger problems which you can't see right now and would increase costs.

I'd get a good surveyor in, one who knows a good builder who would go on the tour as well...

I'd also allow a massive contingency...

I think it is quite telling that the video tour does not go in the bathroom or the basement kitchen and they do not have measurements for those areas - to me that implies they are structurally unsound.
Yes, I think the person filming didn't dare tread on those floorboards! They look rotten.

If it had been priced realistically, a developer would have snapped it up. They're pricing it for an enthusiastic novice and fan of Homes Under the Hammer, who doesn't realise it needs structural work, I reckon!

Wow that is a project and a half..you would need to really love it and have a lot of vision (and money) to make it nice again.

We are doing up a house at the moment that was neglected for 40+ years and we have done a fair bit in the 18 months we have been here, but plenty still to do.

We have little money, but luckily OH is very handy and so a lot is being done ourselves, and our house although a bit grotty when we moved in was nowhere near as bad a state as that one.

Yes you would... and I’m not sure how lovable it is really. I hope the seller finds someone who does have what it takes though. I would LOVE to see the after pics!

I feel sorry for the house, but sadly don’t have anywhere near the kind of money you’d need to sort it out!
