What do you think - £30k? £50k? It needs quite a bit of work...

How does a property end up in that kind of state in the first place as well? Has it been squatted maybe?

80k minimum. Probably closer to 100k though

No pics of the garden - that must be in even worse state than the house. Somehow.

£380k!! It's minging! I live in the south east and I'm used to high house proces but surely that's too expensive for a tiny manky hpuse ..
in answer to your question if you can paint and work hard then a lot of it is just hard work . A kitchen, bathroom etc could be done for £30k .

Hard to know but with trades doing the work and current lack of availability of trades in the SE.... £120k minimum.

Damp, fundamentals will all need doing ie wiring, heating, roof, flooring, garden landscaping and possible knotweed and vermin remediation, structural works quite probably, stripping back to brickwork and plastering, decoration, and finishes (ie kitchen, bathroom, flooring) No chain may mean unmortgageable or otherwise problematic from a legal POV - I.e. unlawfully converted into separate units, unlawful modifications, absent planning or building regs. Would not touch with a barge pole.

I also think that despite the fact it appears to be a "normal" sale, it is up for auction and has probably been bought by one of those we buy any home-type companies.

I can't believe a house in that state can be worth £380 k 😳 madness!!

It needs completely gutting and rebuilding so between 50-100k depending on the finish you wanted and how much of the work you could do yourself.

Not in this house - it looks very much like you'd need structural work first.

It is a bit sad, hope someone will make it a happy loving home again. I have friends who lived in a house in Brighton with exactly the same layout and it was a fun place to be.

I think your 30-50 is well short OP. I'd say 150 - 160k to do a good job

New boiler radiators and plumbing 15k
Rewire 10k
Roof £10k sure to need something
Damp work esp in basement £10k
Plastering £5-10k
New windows £15k? Ish?
Garden £5k to landscape and plant out
External paint/render who knows but say £5k

New kitchen 20-30k including all appliances
New bathroom 5-10k
New carpets throughout 10k
Painting/decoration don't know - 10k?
New light fittings new doors new door furniture 3k?
Contingency 15k

That's assuming no structural work like knocking through - I would create patio doors where dining room window is for example.

OP if it were all done up and cost you £530k altogether how would that look compared to other nice houses around there? It could be worth it!

Poor little house. It’s really sad to see somewhere so neglected and unloved. There will be no change out of £100k to put that right.

The chain thing is because it's non mortgageable.
Having read the advert it seems the property is being sold by the 'modern method of auction' so when your offer is accepted you enter in to a contract and put down a non-refundable deposit. which is why it's only really for chain-free buyers, nothing to do with needing a mortgage.

New kitchen 20-30k including all appliances £15-20
New bathroom 5-10k £3-5k
New carpets throughout 10k £2-3k
Painting/decoration don't know - 10k? £4k
New light fittings new doors new door furniture 3k? Doors may not need replacement and basic light fittings would be included in rewind
Contingency 15k

I doubt the garden would be £5k either unless you wanted it to be.

It all depends on how much work the people buying it can do for themselves and the finish they want. Most people on here just say 100k just by looking at a few pictures 🙄

Not helpful I know, but 380k for that?! My God, you could get a large, detached and beautifully decorated house up north for the same price. I'm shocked!

Also, it will probably cost a lot more than everyone thinks, these things always do!
