How much would this property cost to do up (link included)

What do you think - £30k? £50k? It needs quite a bit of work...

How does a property end up in that kind of state in the first place as well? Has it been squatted maybe?

It's not all that close to the station...I don't think it's exactly a bargain for the area looking at recent comparables.

It’s 0.8 miles from Brighton Station, which I would say is pretty close! Agree though, the asking price seems high considering the amount of work needed.

Can't believe how different prices down south are..... absolutely shocked at the price of that house in that state.
I think it'll cost you over 100K to get that right. Is it for you to live in or for investment?

UnconsideredTrifles · 21/11/2020 09:27

We bought a house in a similar state (in a much cheaper area). With no damp or structural problems it cost us about £20k in materials to do up (doing all the work ourselves).

Our house had apparently been a much loved family home, but when the wife died the husband went off the rails. By the time we got to it the bank were selling it after evicting a bunch of squatters. The only time I've known neighbours to be delighted by building work!

Haha!

I think it is quite telling that the video tour does not go in the bathroom or the basement kitchen and they do not have measurements for those areas - to me that implies they are structurally unsound. I think you can see daylight through the floorboards just before the bathroom.

I think it would cost a fortune.

SoupDragon · 21/11/2020 10:29

I want to go in and investigate the bedroom fireplaces though as it looks like they're still there!

january2021 · 21/11/2020 10:34

This property is ONLY available for purchasers who are NOT in a chain

I wonder why they've said this? Surely you can't afford to be picky over buyers with a property in such a bad state!

I just find these sorts of properties absolutely fascinating!

I wonder if they'd only consider selling to a property developer if it's been declared uninhabitable. I thought I could see daylight through the floorboards too.

TeapotCollection · 21/11/2020 10:41

SuperFairy that’s hilarious 😂

Trumplosttheelection · 21/11/2020 10:42

The chain thing is because it's non mortgageable.

Nothowiexpected · 21/11/2020 10:45

Poor neighbours

SoupDragon · 21/11/2020 10:49

I've had a nose on Google earth/street view and a couple have been converted to 2 flats. The basement must be a reasonable size even if it isn't safe!

january2021 · 21/11/2020 10:51

Poor neighbours

I bet they're ecstatic that it's on the market!

I see, that makes sense.

I just did the video tour - it's very spooky when they aim the camera down the stairs to the kitchen! Grin

OP posts:
crankysaurus · 21/11/2020 10:53

Ah, that's why it's no chain.

It did also occur that maybe the bathroom and kitchen went safe to measure up due to potential asbestos ceilings being in poor condition, or toxic black mould. I'd be very cautious about walking round that whole building.

Mildura · 21/11/2020 10:58

@Trumplosttheelection

The chain thing is because it's non mortgageable.
Not sure how that makes any difference.

If I’m selling my house that doesn’t currently have a mortgage for £1m and I want to buy this one, I have more than enough to buy mortgage free, but would still be in a short chain.

Must be another reason.

SoupDragon · 21/11/2020 11:00

It's very, very dark down there!

The back of the house has something growing right up against the house. The roof looks pretty good though which is a bonus.

SoupDragon · 21/11/2020 11:03

Chain free might be because they want it sold before it falls down 😂

SoupDragon · 21/11/2020 11:04

I think "chain free" just means "for developers only" basically.

PickAChew · 21/11/2020 11:06

Ugh. There's probably not much but the brickwork that you could keep out of that, is there.

greyhills · 21/11/2020 11:11

It is listed as having 3 bedrooms. There are only two on the floorplan, and the third seems to be the dining room.

Looks to me like it is suitable only for a professional builder/developer who would convert it to 3 bedrooms and then rent out as student digs.

Ellmau · 21/11/2020 11:14

Must have been empty a long time. Even squatters would not live in that, surely.

Chain free probably because they don't want the hapless buyer to have too long to get second thoughts in.

Ellmau · 21/11/2020 11:16

No pics of the garden - that must be in even worse state than the house. Somehow.
