Help with rent charge

Hi everyone, I’m after some advice on a rent charge on a property we are hoping to buy. It’s a bit complicated and we’re now at the point where if this doesn’t get sorted next week So we can exchange the man at the top of the chain is going to take a different offer on the house he’s selling and the chain will collapse as this query has been going back and forth for 6 weeks now.
It’s a bit complicated and I’m no expert but essentially there is a rent charge and maintenance charge on the house - the house is 14 years old. We need to get a confirmation that the rent charge can be transferred to us and how much this would cost in order to be able to exchange according to our solicitors. The property management company named in the deeds no longer exists. The ltd company who own the rent charge are denying all knowledge of having any record of the property. There is a company who collect the maintenance fee (not the rent charge) say they can’t issue the certificate as it should be the ltd etc company. Our solicitor is adamant we can’t exchange on the house without it. Our sellers solicitors thinks we can.
Im not sure if we should cut our losses and see if we can find another house without losing our buyers but equally I love the house, it’s in the perfect place and I don’t want to let anyone down.
Has anyone come across anything like this before and have any idea how we might resolve this?
